Description

Building plot for sale with an area of 12 599 m² (1.26 ha) in the village of Lisie Pole, 10 km from Chojna, in powiat gryfiński (Gryfino county), West Pomeranian Voivodeship, north-western Poland. A regular, elongated rectangle approx. 40 m wide and approx. 330 m long, flat terrain, with single trees and natural tree clusters. A zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the plot for four single-family houses, and its shape allows the buildings to be laid out along a planned internal road. Around it are fields and meadows, to the north a nursery of ornamental trees and shrubs, further on a large forest complex, and nearby the village buildings, including new houses.

Location and access:

The village lies on national road no. 31 (DK31; Szczecin - Kostrzyn nad Odrą) and has an operating railway stop on line 273, the so-called Nadodrzanka (the Oder line), with direct regional trains to Chojna, Gryfino and Szczecin. By car it is approx. 45 km to Szczecin and approx. 90 km to Berlin. The most convenient way to Germany is via the bridge over the Oder (Odra) at Krajnik Dolny (DK26); you enter Schwedt without border checks. The eastern end of the plot reaches a local road leading through the village.

Village and surroundings:

Lisie Pole has approx. 600-700 inhabitants and a historic granite church of medieval origin, rebuilt in 1893. On site there is a railway stop (PKP) and a PKS bus stop. In the immediate vicinity there are small ponds, and north of the village lies Lake Rynickie, where bream, pike and carp are caught. The primary school is in neighbouring Nawodna, and full facilities (schools, health clinics, offices) are in Chojna, which has a historic old town with St Mary's Church (kościół Mariacki) with a 102.5 m high tower, a Gothic town hall and medieval walls.

Recreation:

The area is the Oder valley and Cedyński Park Krajobrazowy (Cedynia Landscape Park) with the forests of Puszcza Piaskowa and moraine hills; on Zwierzyniec hill (167 m above sea level) stands the Czarny Bocian ('Black Stork') viewing tower, and in Zatoń Dolna there is the historic Dolina Miłości ('Valley of Love') park on the Oder. In Rurka a 13th-century Templar chapel has survived, and the Bielinek nature reserve protects the only site of the downy oak in Poland. In summer the municipalities run lifeguarded bathing areas on Lake Strzeszowskie in the municipality (gmina) of Trzcińsko-Zdrój and on Lake Morzycko in Moryń, one of the deepest lakes in Poland. Through Godków (approx. 8 km) runs the asphalt Trasa Pojezierzy Zachodnich (Western Lakelands Route), a cycling route along the embankment of a former railway, along the Oder runs the Blue Velo route, and on the German side of the river stretches the Lower Oder Valley National Park (Nationalpark Unteres Odertal).

What you can build:

There is currently no local zoning plan (MPZP). A zoning decision (WZ) has been issued for the plot (dated 05.08.2025) for the construction of four detached single-family residential buildings together with the necessary infrastructure and an internal road. The key parameters of the decision: - share of built-up area (building footprint): up to 13% of the investment site - biologically active area (green area): min. 45% - building height: up to 9 m, width of the front elevation up to 12 m - steep gable roof, pitch from 30° to 45°, ridge perpendicular to the front of the plot - building line not to be exceeded: 6 m from the boundary with the neighbouring plot - minimum 2 parking spaces per dwelling within the plot
