Plots no. 469/12 and 469/13, each of approx. 1 700 m², together form a rectangle of approx. 42 × 97 m in a quiet part of the village: existing houses to the east, a wall of forest to the south, and to the west, beyond the access road, meadows and forest. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house (decision dated 24.07.2026). The surrounding area is the belt of lakes and forests of the Bruzda Zbąszyńska: the Obra river, the lakes Jezioro Lutol, approx. 2 km to the north-west, and Jezioro Błędno in Zbąszyń.

Location and access:

The plots are reached by a public municipal road (plot no. 141/3), which runs along the western boundary of the complex as an unpaved road. The nearest bus stop is approx. 1.8 km away. A few kilometres to the north-west lies the Trzciel junction of the A2 motorway: eastwards the motorway takes you to Poznań, westwards to the German border in Świecko and further towards Berlin. Zbąszyń has a railway junction station on the line from Poznań towards the German border, with regional and long-distance trains and a modernist station building from the 1920s, thoroughly refurbished.

Village and surroundings:

Przychodzko is a small 'olęder' village (a settlement founded under Dutch-style settlement law), established in 1712, when voivode Stefan Garczyński settled German colonists in the surrounding forests. Today it has a few dozen inhabitants, and the landscape is made up of arable fields and pine forests. The nearest shop is approx. 2.7 km away, the nearest school approx. 2.8 km. Full facilities (schools, shops, offices) are in Zbąszyń, while the closer Trzciel is a local service centre known for wickerwork and asparagus growing.

Recreation:

Approx. 2 km to the north-west lies Jezioro Lutol, a post-glacial lake shaped like the letter X, through which the Obra flows. The river is a popular and very easy canoe route; the most frequently paddled stretch runs from Trzciel through Międzyrzecz to Skwierzyna. In Zbąszyń there is Jezioro Błędno (approx. 740 ha, the largest lake in the Jeziora Zbąszyńskie chain) with a municipal beach and conditions for sailing and canoeing. The belt of lakes and the Obra valley are protected as a Natura 2000 site, a bird refuge with large concentrations of ducks during migration.
