Building plot for sale, 9 501 m² (0.95 ha), in the village of Strzelczyn, 8 km from Chojna, in powiat gryfiński (Gryfino county), West Pomeranian Voivodeship, north-western Poland. An elongated strip of level, mown meadow (approx. 79 × 264 m), with a forest just beyond the road at the southern boundary and a view of the forest edge to the west and east. The plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house (decision of 08.08.2025). The area lies in the buffer zone of Cedyński Park Krajobrazowy (Cedynia Landscape Park), among open fields and meadows, with no industry in the neighbourhood.

Location and access:

Strzelczyn lies approx. 8 km north-east of Chojna, on the asphalt county road linking Chojna via Rurka and Grzybno with Swobnica and Baniewice. From the village side, a paved local road reaches the south-eastern corner of the plot, and along the western and southern boundaries runs an unpaved road (road plot no. 175/1), from which the access point is planned. A municipal bus line to Chojna runs through the village, with stops including one by the shop. In Chojna there is a railway station on line 273, the so-called Nadodrzanka (the Oder line), towards Gryfino and Szczecin, and the junction of national roads DK31 and DK26, the latter taking you via the bridge at Krajnik Dolny to Schwedt in Germany without border checks. It is approx. 46 km to Szczecin and approx. 92 km to Berlin.

Village and surroundings:

Strzelczyn is a quiet village with its own council (sołectwo), with just under 300 inhabitants, of medieval origin: in the 13th century the local lands belonged to the Knights Templar, and after the dissolution of the order to the Knights Hospitaller. In the centre a timber-framed church from the late 18th century and a historic manor house have survived, and the village's main road is lined with old lime trees. On site there is a shop (approx. 300 m from the plot) and a village community hall, and on the northern side, by the village buildings, a village pond with a recreation area on its bank. The school is approx. 3 km away, and full facilities (schools, health clinics, offices) are in Chojna. The Rurzyca river, a tributary of the lower Oder (Odra), flows through neighbouring Rurka.

Recreation:

A few kilometres beyond Grzybno begins a chain of ribbon lakes, Grzybno, Dłużec and Długie (Swobnickie): on Lake Dłużec a bathing area operates in summer, and on Lake Długie there are sandy beaches in Swobnica and Baniewice, seasonally with kayak and pedal boat rentals. In Rurka (approx. 3 km) stands a granite Templar chapel from the 13th century, a former commandery of the order, and in Swobnica a castle of the Knights Hospitaller from the late 14th century. In gmina Trzcińsko-Zdrój (municipality; the town itself is 9 km from the plot) a lifeguarded bathing area operates in summer on Lake Strzeszowskie, and the Blue Velo, the Oder Cycling Route (Odrzańska Trasa Rowerowa), also runs through the area, with the completed section Gryfino - Trzcińsko-Zdrój. Further south are the forests and hills of Cedyński Park Krajobrazowy with a viewing tower on Zwierzyniec hill (167 m above sea level).

The plot has a zoning decision (WZ; decision of 08.08.2025) for the construction of a detached single-family house together with the necessary infrastructure.
