Building plots for sale: a complex of two adjoining plots no. 581/6 and 581/7 with a total area of 9 560 m² (0.96 ha) in the village of Lisie Pole, 8 km from Chojna, in powiat gryfiński (Gryfino county), West Pomeranian Voivodeship, north-western Poland. The plots are sold only together, as a single whole: plot 581/6 has 5 341 m², plot 581/7 - 4 219 m². The land is a mown meadow on a gentle rise, with single trees, and on the other side of the road, directly opposite, there is a forest. Plot 581/6, the one on the road side, has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house (decision of 10.01.2025); no such decision has been issued for plot 581/7. The area lies in the buffer zone of Cedyński Park Krajobrazowy (Cedynia Landscape Park).

Location and access:

The complex forms a strip of land approx. 60 m wide and approx. 216 m long; plot 581/6 fronts the road, and on site the access is by an unpaved road. The surroundings are sparsely built-up: fields, meadows and single buildings, including a new single-family house and a homestead, with nothing disruptive nearby. A bus stop is approx. 200 m from the plots, by the neighbouring buildings. The village lies on national road no. 31 (DK31; Szczecin - Kostrzyn nad Odrą) and has its own railway stop on line 273, the so-called Nadodrzanka (the Oder line), approx. 1.4 km from the plots, with direct Polregio trains towards Chojna, Gryfino and Szczecin. By car it is approx. 45 km to Szczecin and approx. 90 km to Berlin. Via the bridge over the Oder (Odra) at Krajnik Dolny (DK26) you can drive to Schwedt in Germany without border checks.

Village and surroundings:

Lisie Pole is a village of approx. 600-700 inhabitants with a historic granite church of medieval origin, rebuilt in 1893. Approx. 200 m from the plots, beyond the fields, lies a small lake, and approx. 4 km to the north is Lake Rynickie, where bream, pike and carp are caught. A shop is approx. 2 km away, the primary school is in neighbouring Nawodna, and full facilities (offices, health clinics, schools) are in Chojna, whose old town with the Gothic St Mary's Church (kościół Mariacki) and defensive walls is among the more interesting in West Pomerania.

Recreation:

All around stretch the forests of Puszcza Piaskowa and the moraine hills of Cedyński Park Krajobrazowy. On Zwierzyniec hill (167 m above sea level) stands the Czarny Bocian ('Black Stork') viewing tower, and on the Oder, in Zatoń Dolna, there is the 19th-century Dolina Miłości ('Valley of Love') walking park. In summer there are lifeguarded bathing areas: on Lake Strzeszowskie in Trzcińsko-Zdrój (14 km) and on Lake Morzycko in Moryń (23 km), one of the deepest lakes in Poland; Moryń also has a geopark with the Aleja Gwiazd Plejstocenu (Avenue of Pleistocene Stars) and figures of Ice Age animals. By bike: through Godków (8 km) runs the asphalt Trasa Pojezierzy Zachodnich (Western Lakelands Route) along the embankment of a former railway, and along the Oder runs the Blue Velo route. On the German side of the river is the Lower Oder Valley National Park (Nationalpark Unteres Odertal).

What you can build:

There is currently no local zoning plan (MPZP). Plot 581/6, the one on the road side, has a zoning decision (WZ). The decision covers the construction of a detached single-family house together with the necessary infrastructure. No zoning decision has been issued for plot 581/7; you can apply for one yourself - anyone can submit the application, not only the landowner. The key provisions of the decision for plot 581/6: - detached single-family residential development - share of built-up area (building footprint): up to 8% of the investment site - biologically active area (green area): min. 45% - building height: up to 9 m, width of the front elevation up to 15 m - steep gable roof, pitch from 30° to 45°, ridge perpendicular to the front of the plot - building line not to be exceeded: 6 m from the boundary with road plot no. 531 - minimum 2 parking spaces per dwelling (including a garage) - site in the buffer zone of Cedyński Park Krajobrazowy
