Description

Agricultural plot for sale, 14 378 m² (1.44 ha), in the cadastral district of Starzyce, only 2 km from Chociwel, in powiat stargardzki (Stargard county), West Pomeranian Voivodeship, north-western Poland. It is a flat, grassy strip measuring approx. 66 × 258 m, adjoining an asphalt road with its shorter side, from which it is separated by an avenue of trees. To the east it borders on ponds and small bodies of water among reeds, on the other side there are open fields, and towards Chociwel a panorama of the small town opens up, with the church tower and the lake in the background (drone view in the gallery).

Location and access:

The plot lies between Chociwel and the village of Starzyce, in the area of ulica Graniczna; its shorter, south-eastern side runs along national road no. 20 (Stargard - Chociwel - Węgorzyno). Chociwel has a station on the electrified railway line no. 202 Gdańsk - Stargard, with direct regional trains towards Stargard and Szczecin; the train journey to Szczecin usually takes approx. 50-60 minutes. By car you reach the Szczecin conurbation along the DK20 and then the S10 expressway from Stargard.

Village and surroundings:

Starzyce is a village first recorded in the 14th century (formerly Woltersdorf), today with approx. 280 inhabitants. A reminder of the former estate is a manor park of approx. 13 ha from the beginning of the 19th century, laid out in the landscape style, with old oaks and beeches. The village council (sołectwo) is active: it received grants from the voivodeship marshal's office for the extension of the playground (2024) and for a basketball court (2026). Everyday matters are dealt with in Chociwel, a small town of approx. 3 000 inhabitants with basic services, shops and a railway station.

Recreation:

Within the boundaries of Chociwel lies Lake Starzyca: a ribbon lake with an area of 59 ha, approx. 3 km long and up to approx. 9 m deep. On its southern shore there is a beach and tennis courts, and in the building of the former school of 1912 there is a hotel with a bar and a restaurant. For anglers it is a zander lake, and the water is managed by the local branch of the Polish Angling Association (PZW). The Krąpiel river flows through the lake, and the section of its valley within the municipality (gmina) is protected as the Dolina Krąpieli nature and landscape complex (approx. 271 ha). Forests take up one third of the area of the municipality, and the first forest tracts begin just a few hundred metres from the buildings of Starzyce. Part of the municipality lies in Iński Park Krajobrazowy (Ińsko Landscape Park): 17 763 ha, six nature reserves, white-tailed eagles, wolves and European bison. Lake Ińsko (596 ha, up to 42 m deep) is famous for its clear water, and in Ińsko there is a municipal beach and an observation tower from 2019.

Planning status:

This is agricultural land. No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the plot. The even strip of more than 1.4 ha is suitable for crops, a meadow or an orchard, and in the longer term it may serve as a place for a homestead if a zoning decision is obtained. An application for a zoning decision can be filed at the municipal office by anyone, not only by the owner of the land.

Utilities and access:
