Description

Four neighbouring building plots for sale as one complex (no. 710/1, 710/2, 710/3 and 710/4) with a separate internal road (plot no. 710/5), with a total area of 5 004 m², in the village of Piasek in gmina Cedynia (municipality), powiat gryfiński (Gryfino county), West Pomeranian Voivodeship, north-western Poland. The land forms a strip of approx. 43 × 129 m and adjoins a wall of pine forest along one boundary, in the open, agricultural and forested landscape of Cedyński Park Krajobrazowy (Cedynia Landscape Park), with no buildings in the immediate vicinity. A zoning decision (Polish 'warunki zabudowy', WZ) for four single-family houses has already been issued (dated 12.12.2024).

Location and access:

Piasek lies on the right bank of the Odra (Oder) river, next to the compact forest complex of Puszcza Piaskowa, 11 km north of Cedynia and 15 km from Chojna. An unpaved road running along the forest leads to the plots, and the complex borders directly on road plot no. 682. The nearest bridge to Germany is in Krajnik Dolny (DK26), approx. 9 km in a straight line from the village, with a direct county road leading there from Piasek; Schwedt lies on the other side of the river, and the crossing is made without border checks. Via the border crossing in Osinów Dolny, in turn, the one closest to Berlin, it is 66 km to the centre of the German capital. Chojna has a railway station on line 273 Szczecin - Wrocław and the junction of national roads DK31 and DK26.

Village and surroundings:

Piasek is a former fishing village on an oxbow lake of the Odra, of medieval origin (first mentioned in 1270), today with approx. 440 inhabitants. The village has a neo-Gothic brick church from 1865, listed in the register of historic monuments, a lime-tree avenue along the main road, a brick fire station from the 1920s, a primary school and a volunteer fire brigade (OSP) unit. Full facilities (offices, shops, health centres) are in Cedynia and Chojna, and the border village of Osinów Dolny has a large shopping hub with markets, supermarkets and petrol stations.

Recreation:

Just across the field boundary begins Puszcza Piaskowa, a compact forest complex with an area of approx. 63.5 km², entirely within the boundaries of Cedyński Park Krajobrazowy; the south-eastern part of plot 710/1 is already partly wooded. The Odra and its backwaters attract anglers and water sports enthusiasts. Approx. 6 km to the south-west lies the Bielinek nature reserve with the only natural site of the downy oak in Poland, the Blue Velo cycling route runs along the Odra, and near Cedynia rises Góra Czcibora hill with a monument and a view over the river valley. On the German side is the Lower Oder Valley National Park (Nationalpark Unteres Odertal).

There is currently no local zoning plan (MPZP). The plots have a zoning decision (WZ, dated 12.12.2024) for the construction of four single-family residential buildings, one on each plot. The key parameters of the decision: - built-up area (building footprint): up to 640 m² in total, no more than 160 m² per building - development intensity (floor area ratio): 0.06-0.3 - biologically active area (green area): min. 30% - building height: up to 9 m, width of the front elevation 10 m (+/-20%) - symmetrical gable roof, roof pitch up to 45°, ridge perpendicular to the front - building line not to be exceeded: min. 15 m from the boundary with road plot no. 682 - minimum 1 parking space per building - the site lies within Cedyński Park Krajobrazowy; the development must protect the natural relief of the terrain and the greenery
