A complex of 27 building plots for sale, with a total area of 144 242 m² (approx. 14.4 ha), on the edge of the village of Gozd, 7 km from Bobolice, in powiat koszaliński (Koszalin county), West Pomeranian Voivodeship, north-western Poland. In addition to the plots for development, internal roads have been laid out within the complex (plots no. 106/16 and 285). The site is open and gently undulating: meadows with single trees and clumps of mid-field greenery, the village buildings to the west and walls of forest in the background. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house.

Location and access:

Gozd lies approx. 6 km north of Bobolice and approx. 35 km from Koszalin, on local roads away from the main routes, so the village is quiet. A few kilometres to the west runs the S11 expressway Koszalin - Bobolice (open to traffic since 2023), with the nearest junction at Głodowa, which takes you quickly to Koszalin and on to the sea. The nearest shop and bus stop are approx. 900 m from the complex. Everyday facilities (schools, shops, offices) are in Bobolice, the second largest town in the county, where national roads no. 11 and 25 meet.

Village and surroundings:

Gozd is a quiet village with its own council (sołectwo) in gmina Bobolice (municipality), with approx. 220 inhabitants and medieval origins, evidenced by a hillfort entered in the register of monuments. A second monument stands in the village: the neo-Gothic stone church of St James the Apostle from 1864-1876, built on the site of an older church. Its natural landmarks are an avenue of 22 maples protected as a natural monument and a beech with a girth of 480 cm. The forests begin just beyond the buildings, and in the municipality as a whole they cover 44% of the area.

Recreation:

The nearest river is the Chociel, flowing approx. 3 km to the west; its valley is protected as the Dolina rzeki Chocieli nature reserve. Approx. 4 km to the north-east flows the Radew, a canoeing river, with a tourist trail along its bank. In neighbouring Głodowa (approx. 4 km) there is a commercial carp fishery on a reservoir of approx. 7.5 ha, with 14 fishing stands (carp, grass carp, pike, perch). Forest lakes: Żubrowe approx. 5 km, Wiejskie and Czerwone approx. 6 km. Nature reserves lie within the Bobolice Forest District (Nadleśnictwo Bobolice), including the lobelia lakes Szare and Piekiełko as well as Łąki Bobolickie. The nearest way to the sea is to Mielno, approx. 55 km.

What you can build:

There is currently no local zoning plan (MPZP). Each plot has a zoning decision (WZ) for the construction of a detached single-family house (decision of 13.11.2024).
