A complex of building plots for sale with a total area of approx. 1 ha, in the village of Przychodzko, 7 km from Trzciel, in gmina Zbąszyń (municipality), powiat nowotomyski (Nowy Tomyśl county), Greater Poland Voivodeship, western Poland. Plots no. 85 and 86 are sold together and form a compact, flat piece of land close to a square (approx. 106 × 115 m), surrounded on three sides by pine forest, with a belt of birches along one of the boundaries. The nearest buildings are visible only in the distance, and the junction of the A2 motorway lies just a few km from the plots.

Location and access:

Access is provided by a public road (plot no. 72/2), which on site is an unpaved road running along the boundary of the land. The A2 motorway runs approx. 0.7 km from here in a straight line, with the entrance at the Trzciel junction: eastwards you drive towards Nowy Tomyśl and Poznań, westwards to the border in Świecko, from where the German A12 leads to Frankfurt (Oder) and Berlin. In Zbąszyń (approx. 10 km) there is a junction station on the Warszawa - Kunowice line, the historic route from Poznań to Berlin, with regional and long-distance trains and a modernist station building after a thorough modernisation completed in 2025.

Village and surroundings:

Przychodzko is a very small, quiet village of 'olęder' origin (a settlement founded under Dutch-style settlement law), established in 1712, when voivode Stefan Garczyński settled German colonists in the local forests; today it has a few dozen inhabitants. The landscape consists of fields and pine forests, and the Obra flows through the area. The former Międzychód - Zbąszyń railway line, disused for years, also runs across the village lands. Basic services and a primary school are in Trzciel, a local centre known for wickerwork and asparagus growing. Fuller facilities (primary school, secondary school, offices) are in Zbąszyń, a small town of approx. 7 000 inhabitants on Jezioro Błędno.

Recreation:

Approx. 2 km to the west in a straight line lies Jezioro Lutol, a post-glacial lake with a small island, through which the Obra flows. The Obra canoe trail runs this way, classed as very easy, with a popular stretch from Trzciel through Międzyrzecz to Skwierzyna. The area is the lake belt of the post-glacial Bruzda Zbąszyńska, covered by the Natura 2000 bird site Jeziora Pszczewskie i Dolina Obry. The largest lake in the region, Błędno in Zbąszyń (approx. 740 ha), has a municipal beach with a bathing area and a water equipment rental; there are conditions here for sailing and canoeing.

What you can build:

There is currently no local zoning plan (MPZP). Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for the construction of a detached single-family house and a detached outbuilding in farmstead (homestead) development.
