A complex of building plots for sale with a separate internal road and a total area of 16 376 m² (approx. 1.6 ha), in the village of Warnino, 8 km from Tychowo, in powiat białogardzki (Białogard county), West Pomeranian Voivodeship, north-western Poland. The whole site is close to a square in shape (approx. 150 × 172 m) and is a gently undulating, open meadow with single trees and clumps of trees. The front of the complex lies on an asphalt county road, while the plots further back are served by an internal road (plot no. 472/1). Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house.

Location and access:

Warnino lies on voivodeship road no. 169, between Tychowo and Wełdkowo. DW169 leads west to Tychowo, where it crosses DW167 towards Koszalin at a roundabout (with the S11 Zegrze Pomorskie junction on the way), and to the east it reaches national road no. 11 in Głodowa. The nearest railway halt is in Tychowo, on line 404 Szczecinek - Kołobrzeg. By car it is approx. 40 km to Koszalin and approx. 50 km to the sea.

Village and surroundings:

Warnino is a quiet village (approx. 225 inhabitants according to the 2021 census) with a long history: a former fief of the von Kleist family which at the end of the 19th century became a peasant village, with a distillery operating at that time. On site there is a village community hall of the municipal cultural centre, with activities for children. The neighbourhood of the complex is made up of loose single-family and farmstead development, and new houses are being built right next to it. Everyday matters can be dealt with in Tychowo, the seat of the municipality, and the full county facilities, including a hospital, are in Białogard.

Recreation:

A belt of trees begins just beyond the eastern boundary of the complex, and approx. 1 km from the village buildings lies the Cisy Tychowskie nature reserve: 10 ha of beech forest with a stand of approx. 70 yew trees aged 120-140 years and three species of orchid. Forests cover approx. 55% of the area of gmina Tychowo and are rich in forest berries, mushrooms and game. Next to the neighbouring Tyczewo lie the Stawy Paciorkowe, a complex of 12 connected ponds with a walking area, and in Tychowo stands Trygław, the largest erratic boulder in Poland (approx. 2 000 tonnes). The municipality also has the Dobrowieckie lakes in Podborsko, and the rivers of the region, headed by the Parsęta, are canoeing routes and waters rich in trout and salmon. For a beach on the Baltic Sea you drive to Mielno, approx. 50 km away.

What you can build:

Each plot has a zoning decision (WZ) for the construction of a detached single-family house (decision of 14.10.2025). The most important parameters from the decision: - built-up area (building footprint): up to 10% of the plot - biologically active area (green area): min. 60% - building height: up to 9 m, width of the front elevation up to 12 m - symmetrical gable roof, pitch from 30° to 45° - minimum 1 parking space within the plot - before construction the land requires exclusion from agricultural production (the site lies outside the area requiring the minister's consent)

Utilities and access:

- electricity, water and sewer system: in accordance with the conditions for connection to the networks; a power line runs along the road at the boundary of the site - heating: according to an individual solution; gas from a liquefied gas tank - access: from the asphalt county road (plot no. 452), some of the plots front directly onto it, the others are served by the internal road (plot no. 472/1)
