Building plots for sale in a complex with a total area of approx. 7 159 m² in the village of Garnki, 8 km from Karlino, in powiat białogardzki (Białogard county), West Pomeranian Voivodeship, north-western Poland. The complex is close to square in shape (approx. 93 × 101 m), and an internal road (plot no. 123/5) provides access into its interior. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house. The site is a level green meadow, sheltered from the north and the west by a natural belt of deciduous trees, including birches; all around there are fields, meadows and plenty of open space.

Location and access:

By car you reach Karlino in under 10 minutes, Białogard in under 20 minutes (approx. 15 km) and Kołobrzeg in approx. 40 minutes. A county road from Karlino to Sławoborze runs right by the village, and approx. 3 km to the north voivodeship road no. 112 with the Karlino bypass, laid out along the course of the former national road six, leads towards Koszalin. The nearest railway station is in Karlino, on the Szczecinek-Kołobrzeg line; in Białogard the lines towards Szczecin, Koszalin and the Tricity (Trójmiasto) cross. There is a bus stop in the village, approx. 200 m from the complex.

Village and surroundings:

Garnki is a small village with its own council (sołectwo): a few dozen inhabitants, scattered buildings and single farms along the road. The village hall is run by Karliński Ośrodek Kultury (the Karlino culture centre), and a group of four trees has the status of a natural monument: three small-leaved limes and a white cedar. The Pokrzywnica, a trout tributary of the Parsęta, flows through the village, and there is also a trout farm here. The nearest shop is approx. 2.5 km from the plots; everyday shopping is done in Karlino (approx. 5 600 inhabitants), which after a crude oil blowout in 1980 earned the nickname of the Polish Kuwait. Full county facilities, including a hospital, a general secondary school and a technical secondary school, are in Białogard.

Recreation:

The valley of the Pokrzywnica, with riparian forests, alder carrs and beech woods on its slopes, belongs to the Natura 2000 site Dorzecze Parsęty (the Parsęta basin); according to the site description, the Parsęta and its tributaries offer the best conditions in Poland for salmon spawning, and in autumn sea trout and salmon come here to spawn. The Parsęta is a well-known canoe trail: an easy stretch runs from Białogard through Karlino to Kołobrzeg, and on the Radew in Karlino there is the Wodnik canoe marina with camping facilities. On the Pokrzywnica itself, more demanding survival-style paddling trips are sometimes organised. The forest begins approx. 300 m from the complex, and the surrounding stands are within the range of the Gościno Forest District. You reach the beach in Ustronie Morskie or Kołobrzeg in approx. 40 minutes.

What you can build:

The site has no local zoning plan (MPZP). Each plot has a zoning decision (WZ) for the construction of a single-family house together with the associated building installations.
