Agricultural plots for sale: a complex of six adjoining plots with a total area of 18 419 m² (approx. 1.84 ha) in the village of Stara Korytnica, approx. 11 km from Kalisz Pomorski, in powiat drawski (Drawsko county), West Pomeranian Voivodeship, north-western Poland. Plots no. 64/1-64/6 form a single elongated strip measuring approx. 85 × 271 m, set on an east-west axis. The terrain is flat to gently undulating, covered with grass with scattered self-seeded trees and clumps of shrubs. To the south there is an open arable field, to the north, beyond the railway line, a large compact forest complex. In the neighbourhood there is only a single homestead, otherwise meadows, fields and mid-field tree stands.

Location and access:

Stara Korytnica is the easternmost village of gmina Kalisz Pomorski (municipality), lying approx. 3.5 km from national road no. 10 (Szczecin - Bydgoszcz - Toruń), whose Szczecin - Piła section is being upgraded in stages to the S10 expressway. An unpaved road running along the northern boundary of the complex leads to the plots, and an asphalt road passes nearby. The railway line on the north-western side currently carries no passenger traffic; the nearest working station is in Kalisz Pomorski, on the Piła - Szczecin line with regular trains.

Village and surroundings:

The village already existed before 1300. Today it has approx. 140-150 inhabitants and lies away from the main routes, on the slopes of a terminal moraine, among forests rich in game and mushrooms. On site there is a grocery shop, a village community hall, a playground and a sports pitch, and there are also agritourism farms and a canoe rental. The Korytnica, a river of trout character with numerous beaver lodges, flows through the village; white-tailed eagles can be seen above its valley. Recreation:

In Stara Korytnica, by the old mill, the stretch of the Korytnica navigable by canoe begins; the whole canoe trail on the river is approx. 37 km long and is classed as easy to moderate. Local operators organise paddling trips along the Korytnica and further along the Drawa, whose lower course is protected by Drawieński Park Narodowy (Drawa National Park). The river valley below the village is covered by the "Korytnica Rzeka" Protected Landscape Area (almost 4 000 ha, mostly forest). In gmina Kalisz Pomorski there are more than 50 water bodies, and on Lake Bobrowo Wielkie in Kalisz Pomorski a municipal bathing area operates in the summer season. Further north stretches Pojezierze Drawskie (the Drawsko Lakeland) with Lake Drawsko, the second deepest in Poland.

Planning status:

The plots are agricultural land. No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for them; you can apply for a zoning decision yourself at the municipal office, where you can also check the current designation of the site in the planning documents. At present the land is suitable for crops, a meadow, grazing or an orchard, and it also works as a quiet land investment surrounded by forests and fields.
