Agricultural plot for sale, 12 774 m² (approx. 1.3 ha), in the village of Stara Korytnica, gmina Kalisz Pomorski (municipality), in powiat drawski (Drawsko county), West Pomeranian Voivodeship, north-western Poland. An open, gently undulating meadow spread between the forest and the valley of the Korytnica river: the wall of the forest adjoins the plot from the east and the north, and along the western boundary, in a belt of tall trees, the river flows. The shape is irregular and wedge-like, with maximum dimensions of approx. 133 × 167 m and a long line of contact with the forest and the river. There is no residential development in the neighbourhood; the only structure nearby is a small outbuilding hidden among the trees, and the surroundings consist solely of meadows, fields and forests.

Location and access:

Stara Korytnica is the easternmost village of gmina Kalisz Pomorski. It lies approx. 11 km from the town and approx. 3.5 km from national road no. 10 (Szczecin - Wałcz - Piła - Bydgoszcz), which is being upgraded in stages to the S10 expressway. In Kalisz Pomorski there is a working railway station on line 403, with trains towards Szczecin and Piła. An unpaved road running along the edge of the forest by its eastern boundary leads to the plot itself.

Village and surroundings:

The village already existed before 1300, and after the destruction in the 15th century it was rebuilt by the Wedel family. Today it is a quiet village with its own council (sołectwo) and approx. 140-150 inhabitants, set away from the main routes on the slopes of a terminal moraine, among forests rich in game and mushrooms. On site there is a grocery shop, a village community hall, a playground and a sports pitch; the village has water mains and a sewer system. Services, schools and offices are in Kalisz Pomorski, where the Wedel palace with 14th-century origins also stands, surrounded by a park.

Recreation:

The Korytnica, which flows along the boundary of the plot, is a river of trout character: trout and grayling dominate in the water, beaver lodges are numerous, and white-tailed eagles can be seen above the valley. It is in Stara Korytnica, by the old mill, that the stretch of the river navigable by canoe begins; the whole Korytnica canoe trail is approx. 37 km long. Operators run paddling trips from here along the Korytnica and further along the Drawa; the mouth of the Korytnica into the Drawa already lies on the edge of Drawieński Park Narodowy (Drawa National Park). The river valley below the village is protected by the Korytnica Rzeka protected landscape area. There are more than 50 water bodies in the municipality, forests cover more than half of its area, and in Kalisz Pomorski itself there is a municipal bathing area on Lake Bobrowo Wielkie.

Planning status:

This is agricultural land. No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the plot. You can apply for a zoning decision yourself at the town office in Kalisz Pomorski - the application may be submitted by anyone, not only by the owner of the land. Today the plot works well as a meadow, as land for crops or for an orchard, and in the longer term, once a zoning decision has been obtained, as a place for a homestead surrounded by forest and river.
