Building plot for sale, 13 467 m² (1.35 ha), in the village of Bród, 8 km from Chociwel, in powiat stargardzki (Stargard county), West Pomeranian Voivodeship, north-western Poland. The elongated plot of approx. 113 × 189 m narrows towards the road, adjoins the asphalt road with its western end and has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house. Around it lies the open, gently rolling landscape of fields and meadows of Pojezierze Ińskie (the Ińsko Lakeland), with belts of trees and clumps of willows along the boundaries.

Location and access:

An asphalt road lined with a row of willows leads to the plot, and the access point opens directly onto its western end (a new access point is agreed with the road administrator). The village lies north of Chociwel, approx. 8 km by car. Chociwel has a railway station on line no. 202 (Stargard - Gdańsk) with regional trains towards Stargard and Szczecin, and it lies on national road no. 20 (DK20, Stargard - Gdynia); from Stargard to Szczecin runs the S10 expressway.

Village and surroundings:

Bród is a quiet village of approx. 200 inhabitants, founded during the colonisation of the 13th-14th centuries and for centuries an estate of the von Wedel family. A former manor complex survives here: a manor house of granite stone and brick and a park in the English landscape style (3.6 ha) with two ponds, as well as the stone-and-brick church of Saints Peter and Paul the Apostles with a tower topped by a slender spire. There is a village community hall. In the neighbourhood of the plot there is scattered single-family and farmstead housing, including new houses. The meadows near Bród are listed among the most valuable natural areas of the municipality (gmina); the nearest forest is approx. 900 m away. Shops, basic services and the municipal office are in Chociwel.

Recreation:

Chociwel lies on Lake Starzyca (59.2 ha, approx. 3 km long, a ribbon lake), through which the Krąpiel river flows, and approx. 2 km east of the town is Lake Kamienny Most, known for its floating islets. The largest body of water in the municipality is Lake Woświn (approx. 810 ha), with gentle shores, valued by anglers. Forests cover one third of the municipality's area. The eastern, most scenic part of the municipality is covered by Iński Park Krajobrazowy (Ińsko Landscape Park) with six nature reserves; white-tailed eagles, wolves and European bison live here, and on Lake Ińsko (596 ha, up to 42 m deep, water rated in purity class I) there is a municipal beach in Ińsko and an almost 30 m high observation tower.
