Description
Four building plots for sale as one complex with an internal access road, 4 956 m² in total, in the village of Piasek on the Odra (Oder) river, in gmina Cedynia (municipality), powiat gryfiński (Gryfino county), West Pomeranian Voivodeship, north-western Poland. The terrain is flat, an even strip of approx. 52 × 125 m, bordered to the east by a wall of pine forest of Puszcza Piaskowa. The fifth plot of the complex (404/5) is this internal road: a separate strip along the western boundary, with access to each of the four plots. The whole lies within Cedyński Park Krajobrazowy (Cedynia Landscape Park), and each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house.
Location and access:
Piasek lies on the right bank of the Odra, on a side arm of an old riverbed (oxbow), 11 km north of Cedynia and 15 km west of Chojna. Quiet local roads lead to the village from Bielinek, Lubiechów Dolny, Łukowice and Krzymów, and a county road connects Piasek with Krajnik Dolny, where the bridge over the Odra on national road DK26 leads to the German town of Schwedt, without border checks. Chojna has a railway station on line 273, the so-called Nadodrzanka (the Oder line), and the junction of DK26 with DK31. It is approx. 70 km to Szczecin and approx. 85 km to Berlin, shortest via the border crossing in Osinów Dolny.Village and surroundings:
Piasek is a former fishing village of medieval origin, already mentioned in 1270, today with approx. 440 inhabitants. A lime-tree avenue has been preserved along the main road, and a neo-Gothic brick church from 1865, listed in the register of historic monuments, towers over the village buildings. The village has a primary school and a volunteer fire brigade (OSP) unit. The closest neighbours of the plots are single-family houses and farmsteads along the asphalt road on the western side, beyond a field. Shopping and offices are in Cedynia and Chojna, and on the German side there is the Oder-Center shopping centre in Schwedt and the markets of Osinów Dolny.Recreation:
Beyond the eastern boundary of the complex begins the compact forest of Puszcza Piaskowa, approx. 63.5 km² entirely within the boundaries of Cedyński Park Krajobrazowy. The Odra with its backwaters and oxbow lakes is a well-known angling area. Approx. 6 km to the south-west lies the Bielinek nature reserve, with the only natural site of the downy oak in Poland. The Blue Velo cycling route runs along the Odra, and on the German side of the river stretches the Lower Oder Valley National Park (Nationalpark Unteres Odertal). Near Cedynia is Góra Czcibora hill with a monument to the battle of 972 and a viewpoint over the Odra valley.What you can build:
There is currently no local zoning plan (MPZP). Each plot has a zoning decision (WZ) for a single-family house (decision dated 20.05.2025); the site did not require consent for changing the designation of agricultural land to non-agricultural and non-forest purposes. The key parameters of the decision: - built-up area (building footprint): up to 200 m² in total - biologically active area (green area): min. 30% of the area covered by the decision - building height: up to 9.5 m, width of the front elevation from 8 to 16 m - symmetrical gable roof, roof pitch from 25° to 45°, ridge parallel to the front - building line not to be exceeded: at least 15 m from the boundary with road plot no. 409 - minimum 1 parking space - there is a drainage network on the site; the development must maintain the functioning of the land drainage installations The site lies within Cedyński Park Krajobrazowy and in the Natura 2000 site Ostoja Cedyńska.Utilities and access:
