Location and access:

Kłanino lies on voivodeship road no. 165 (Kołobrzeg - Koszalin - Bobolice), which follows the former course of national road no. 11. Right by the village there is the Kłanino junction on the S11 expressway, opened to traffic here in 2023, with direct access to the route towards Koszalin and Bobolice. The approach to the plot is entirely on asphalt. The bus stop is approx. 600 m away.

Village and surroundings:

Kłanino is one of the larger villages in gmina Bobolice (municipality), with approx. 550 inhabitants. On site there is the Jan Brzechwa primary school (approx. 500 m from the plot), a village community hall, a volunteer fire brigade unit included in the national rescue and firefighting system, and a parish with a historic half-timbered church. The village has also preserved a neo-baroque manor house from 1920, surrounded by a manor park from the 19th century covering approx. 3 ha. A shop and a place to eat are approx. 900 m from the plot. Full services are available in Bobolice and Koszalin.

Recreation:

A few kilometres from the village, in the forest by the road towards Koszalin beyond Grzybnica, lies the Kamienne Kręgi (Stone Circles) archaeological reserve, a Goth burial ground from the 1st-2nd century AD; it is reached by a marked forest road from the car park by the main road and by green hiking and cycling trails. The valley of the nearby Radew is covered by the Natura 2000 site Dolina Radwi, Chocieli i Chotli; a marked canoe route runs along the river through Mostowo and the Rosnowski and Hajka reservoirs, well known among anglers. A lake lies approx. 750 m from the plot, beyond the fields.

Planning status:

This is an agricultural plot. No local zoning plan (MPZP) applies to it and no zoning decision (Polish 'warunki zabudowy', WZ) has been issued. In its present state the land is suitable for crops, a meadow or an orchard, and in the future, once a zoning decision has been obtained, it may serve as a homestead. A zoning decision can be applied for independently in gmina Bobolice; the application may be submitted by anyone, not only by the owner of the land.
