Description

Building plot for sale, 1 983 m², in the village of Chmielno, 9 km from Bobolice, in powiat koszaliński (Koszalin county), West Pomeranian Voivodeship, north-western Poland. An elongated strip of land measuring approx. 26.5 × 101.6 m, set by an asphalt road and slightly raised above its level, currently overgrown with a young deciduous copse. To the south-east it adjoins open meadows and fields, and a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house has already been issued.

Location and access:

Chmielno lies south-west of Bobolice, approx. 36 km from Koszalin. By car from the centre of Bobolice it is approx. 15 km (approx. 18 minutes): first along voivodeship road no. 171 towards Grzmiąca, then along a local road to the village. An asphalt road runs through the village itself, the same one that passes the plot. Bobolice has a junction on the S11 expressway, open to traffic to Koszalin since 2023, and national roads no. 11 and 25 also cross in the town. The bus stop is approx. 700 m from the plot.

Village and surroundings:

Chmielno is a small, quiet village with its own council (sołectwo) and manorial origins: the settlement grew up in the 19th century next to the estate of the von Kleist family in nearby Smęcino and was extended at the beginning of the 20th century. A reminder of those times is the filial church of St John the Baptist from approx. 1925, built of glacial erratic boulders, with heraldic stained-glass windows preserved in the chancel. The plot lies within the village, at the crossing of the asphalt road with an unpaved road; along that unpaved road grows an avenue of old trees, and the nearest farmstead stands right next to it. The village has its own community hall, where village festivals are held. Full facilities (schools, shops, offices) are in Bobolice.

Recreation:

The blue cycling route Zagubiony Trakt (36 km) from Tychowo via Łozice to Porost runs through Chmielno, leading mainly through forests and in places between fields and wetlands. Approx. 2 km to the south flows the Trzebiegoszcz stream, whose valley belongs to the Natura 2000 site Dorzecze Parsęty (Parsęta river basin), and approx. 5 km to the south-east lies Lake Łozica. The area around Bobolice is known for its lobelia lakes: on Lake Chlewo Wielkie near Porost the Rajska Plaża bathing area operates in season, and in the reserves of the Bobolice Forest District (Nadleśnictwo Bobolice) Jezioro Szare and Jezioro Piekiełko are protected. The nearest way to the sea is to Mielno, approx. 60 km by car.
