A complex of adjoining building plots for sale in the village of Byszyno, 9 km from Białogard, in powiat białogardzki (Białogard county), West Pomeranian Voivodeship, north-western Poland. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for single-family residential development (decision of 05.06.2023). Together with the separate internal road (plot no. 367/6) along the southern boundary, the complex has a total area of 12 784 m² (approx. 1.28 ha) and forms a single strip measuring approx. 63 × 244 m, aligned along an east-west axis; a single plot covers between 2 300 and 2 400 m². To the west the land ends at a road running along the edge of the forest, and all around stretch fields and meadows, with no buildings in the immediate vicinity and with distant, open views.

Location and access:

Byszyno lies approx. 9 km south of Białogard, on a side road towards Stanomino, on the right bank of the Parsęta. Voivodeship road no. 163 (Kołobrzeg-Białogard-Połczyn-Zdrój) runs through Przegonia, a hamlet belonging to the village council area (sołectwo). In the other direction, you can drive from Byszyno via Tychowo to national road no. 11 (DK11). Białogard is a railway junction: lines towards Koszalin and the Tricity (Gdańsk, Gdynia and Sopot) and towards Szczecinek and Kołobrzeg cross here, with regional and long-distance connections. An unpaved road leads to the plot itself, and the bus stop is approx. 1.3 km away.

Village and surroundings:

Byszyno is a village with its own council (sołectwo) in gmina Białogard (municipality), with approx. 270 inhabitants. In the centre of the village stands the 19th-century neo-Romanesque church of Our Lady of Częstochowa, built of glacial erratic boulders, the seat of the local parish; half-timbered buildings from the mid-19th century have also survived, and the village has a village community hall. A shop is approx. 850 m from the plot, a school approx. 3 km, and the full facilities of the county town (a hospital, schools, offices) are in Białogard. Along the road from Byszyno to Czarnowęsy stretches a historic lime-tree avenue nearly 3 km long. The village, together with Przegonia, is supplied by a group water mains system.

Recreation:

Two lakes lie near the village: Rybackie (approx. 15 ha, the largest in gmina Białogard, with fishing possible) and Byszyńskie (approx. 7 ha); on one of them, over 1000 years ago, there was a pile-dwelling settlement. The nearest lake is approx. 2 km from the plot. The Parsęta is a canoe route and Byszyno is a stage on canoe trips: one-day sections Tychówko-Byszyno (17 km) and Byszyno-Rościno (15 km) are organised. Above the village, between Tychówko and Wicewo, the river forms a gorge with a deeply incised valley and deciduous forest, and the Parsęta valley with the surrounding forests and peat bogs forms part of the Natura 2000 site Dorzecze Parsęty (Parsęta river basin). A cycling route proposed by the municipality, following the oldest traces of settlement in the Białogard region (Ziemia Białogardzka), also runs through the village. The nearest seaside is Ustronie Morskie, approx. 45 km by road.

The area is not covered by a local zoning plan (MPZP). Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for single-family residential development (decision of 05.06.2023): it was on that basis that the former field was divided into building plots with an internal road. From the decision: - use: single-family residential development - built-up area: up to 15% of the plot area, which with 2 300 m² means approx. 345 m² under buildings - non-exceedable building lines in line with the graphic annex to the decision - no limit on the width of the building frontage - access from the municipal road along the western boundary, then along the internal road The decision does not set the height of the building or the roof geometry; these parameters are set by the decision issued for a specific house design. The land is of soil class RIVb, so changing its use to non-agricultural purposes does not require the minister's consent.
