Description
A complex of building plots for sale, with a total area of 6 310 m², in Kościernica, 7 km from Białogard, in powiat białogardzki (Białogard county), West Pomeranian Voivodeship, north-western Poland; the complex also includes a fifth, narrow plot separated out as an internal access road. The whole is roughly square in shape (approx. 76 × 84 m), the land is flat, covered with grass, without trees or scrub, and ready for development straight away. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a detached single-family house, and an asphalt road runs along the complex.
Location and access:
Kościernica lies on the county road Białogard - Nosówko, completely rebuilt by July 2023, with pavements and bus bays; the route also serves as an alternative connection between Białogard and Koszalin. No voivodeship or national road passes through the village itself, so the area is free of heavy transit traffic. Approx. 600 m from the plots is the Kościernica railway halt on the Gdańsk - Stargard line, with direct regional trains to Białogard (a few minutes' ride) and Koszalin (just over ten minutes). By car it is approx. 7 km to Białogard and approx. 23 km to Koszalin, and from there you join the S6 and S11 expressways.Village and surroundings:
Kościernica is a quiet village of just under 300 inhabitants, first mentioned as early as 1299. On site there is a municipal kindergarten, a village community hall and a bus stop; the primary school is in neighbouring Pomianowo, whose catchment area covers Kościernica. Full facilities (a county hospital, schools, offices, a railway junction) are in Białogard. The immediate neighbourhood of the plots is intimate: to the north farmstead development and a new single-storey family house, all around open meadows and fields with stands of trees, and on the opposite side of the road a wall of forest. The area is only just beginning to be built up.Recreation:
Meadow landscape predominates around the village, and to the south of the buildings rises Góra Kościernicka (62.4 m above sea level), an open moraine hill with a panorama over Białogard lying in the valley. The Parsęta flows through Białogard, a river whose basin is protected as a Natura 2000 site and which is known for trout, sea trout and salmon; its lower course is an easy canoe route, including the one-day Białogard - Karlino section (approx. 16 km). The surrounding forests are rich in game, mushrooms and berries, and anglers have, among other waters, Lake Rybackie at their disposal. The nearest seaside is Mielno, approx. 30 km away. What you can build:
