Two adjoining building plots for sale (nos. 381/1 and 381/2) with a total area of 2 447 m² in the built-up part of the village of Kowalki, 10 km from Tychowo, in powiat białogardzki (Białogard county), West Pomeranian Voivodeship, north-western Poland. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a detached single-family house (decision of 17.06.2025). Plot 381/1 (1 160 m²) lies directly on a village municipal road, and 381/2 (1 287 m²) directly behind it, with its own exit to the same road via a narrow strip along the boundary. There are houses with gardens on both sides, meadows begin to the south, and individual trees and shrubs grow on the plots.

Location and access:

Kowalki lies approx. 6 km east of Tychowo, between Warnino and Czarnkowo, away from busy routes. By car it is approx. 10 km to the centre of Tychowo (a quarter of an hour's drive), approx. 23 km to Bobolice, approx. 34 km to Białogard, approx. 46 km to Koszalin via Tychowo and the S11, and approx. 48 km to Szczecinek. A village municipal road with an existing access point leads to the plots, so there is no need to set aside or build a separate access.

Village and surroundings:

Kowalki is a quiet village with its own council (sołectwo) with just under 200 inhabitants, a former fief of the von Kleist family, granted to it in 1546 and parcelled out among local farmers in the first half of the 19th century. The most valuable historic monument is the 16th-century half-timbered church, today the filial church of St. Stanislaus Kostka, with a square tower, a bell from 1574 and a baroque pulpit, listed in the register of historic monuments. The village has preserved 19th-century cottages, and there is a volunteer fire brigade (OSP). Everyday shopping (including Biedronka and Dino) is in Tychowo, the seat of the municipality (gmina); a hospital, secondary schools and a railway junction are in the county town of Białogard.

Recreation:

Gmina Tychowo is heavily forested: forests cover approx. 55% of its area, mainly pine forests mixed with spruce, rich in undergrowth and game. Between Kowalki and Nosibądy rise the springs of the Liśnica, a tributary of the Parsęta; further downstream the river valley is protected by the Dolina Rzeki Leśnicy nature reserve, established in 2024. In Podborsko, in the western part of the municipality, lies Lake Dobrowieckie Wielkie with a bathing area and a campsite. The Parsęta is a well-known kayaking route and a fishing ground for sea trout and salmon, and in Tychowo itself you can see Trygław, the largest erratic boulder in Poland. The nearest point on the sea is the beach in Mielno, approx. 55 km away.

The area is not covered by a local zoning plan (MPZP). Each plot has a zoning decision (WZ) for a detached single-family house (decision of 17.06.2025). From the decision: - built-up area: up to 15% of the plot, i.e. approx. 174 m² under buildings on a 1 160 m² plot - building intensity: from 0.0 to 0.3 - width of the front elevation: up to 12 m - height of the front elevation (to the eaves, cornice or parapet): up to 4 m - building height: up to 9 m - steep gable roof with a pitch of 30 to 45° - biologically active area: min. 60% of the plot - min. 2 parking spaces on the plot These parameters correspond to a typical single-storey house with a usable attic. Changing the land use does not require the minister's consent; before applying for a building permit, you only need to obtain the exclusion of the land from agricultural production at the county office (starostwo).
