Nieżyn lies at a crossroads of county roads, on the main transport axis of gmina Siemyśl (municipality): Charzyno - Nieżyn - Siemyśl - Gorawino, approx. 15 km south of Kołobrzeg and 3 km north of Siemyśl. Towards the sea you drive north to Rościęcino, where voivodeship road no. 162 begins and the coastal DW102 ends; from there it is close to Kołobrzeg and to the S6 expressway (Goleniów - Koszalin). The village has bus connections towards Kołobrzeg and Gościno among other places. The complex itself lies by a cobbled road with an avenue of old trees, with single houses and farmsteads on the other side of it.

Village and surroundings:

Nieżyn is an old village with its own council (sołectwo), mentioned as early as 1269 as Nesin, today with approx. 300 inhabitants together with the neighbouring Mącznik, whereby the population grew by approx. 30% between 1998 and 2021. In the village stands the Romanesque stone church of St John the Baptist from the 13th century, extended in 1600 and entered in the register of monuments. The shop and the bus stop are approx. 1.7 km from the plots, the pharmacy and the school approx. 4 km, and the municipal office is in Siemyśl, 3 km to the south. Gmina Siemyśl is the agricultural, quiet hinterland of Kołobrzeg, with farmland covering approx. 74% of its area.

Recreation:

Right by the village flows the Błotnica, a small river which empties into Lake Resko Przymorskie, connected with the Baltic Sea by a canal in Dźwirzyno. The largest body of water in the municipality is Lake Kamienica (approx. 66 ha), from which the Błotnica flows out, and the surrounding forests are mainly beech woods and oak and pine stands; the nearest forest begins approx. 200 m from the complex. The nearest place on the sea is Kołobrzeg, a spa town with beaches, sanatorium facilities and a pier approx. 220 m long, approx. 15 km by road; in summer bathing areas also operate in Dźwirzyno and Grzybowo.
