The plots can be reached directly from the municipal road or via the internal road.Village and surroundings:
Dębica (German: Damitz) has approx. 190 inhabitants (2021 census) and is the seat of a village council (sołectwo), which also includes Strzebielewo. It is an old village: the first mention dates from 1282, and the name derives from the oak (Polish “dąb”). The most valuable historic monument is the wooden filial church of the Purification of the Blessed Virgin Mary from the turn of the 16th and 17th centuries, with an altar from 1684 and a baroque pulpit, listed in the register of historic monuments. A primary school and a filling station are in Rymań, and the full range of facilities (shops, a hospital, secondary schools) is in Kołobrzeg.Recreation:
North of the village rises the forested Dębowa Góra, along which the Lędówka stream flows. Nearby lies the Natura 2000 site “Kemy Rymańskie”: post-glacial hills up to 35 m high covered with acidophilous oak woods, where the lesser spotted eagle and the red kite nest; the plots themselves lie outside protected areas. Forests cover approx. 39% of the municipality (gmina), and there are the forest lake Popiel and Lake Starnin. In the Dorzecze Parsęty (Parsęta river basin) region, approx. 57 km of asphalt cycle paths run along the embankment of a former narrow-gauge railway, leading through Rymań and Gościno all the way to Kołobrzeg and Karlino. It is approx. 36 km to the beach in Kołobrzeg. What you can build:
The area is not covered by a local zoning plan (MPZP). Each plot has a zoning decision (WZ) for a single-family house (decision of 18.12.2025). From the decision: - built-up area: up to 12% of the plot, i.e. approx. 195 m² under buildings on a 1 625 m² plot - building intensity: up to 24% - width of the front elevation: up to 20 m - height of the elevation edge (to the eaves): from 3 to 5 m - building height: from 6 to 9 m - biologically active area: from 50% of the plot - min. 2 parking or garage spaces per dwelling - no makeshift buildings: mobile homes (so-called Dutch houses), containers, trailers, sandwich panels or sheet metal on walls and roof The decision does not prescribe the roof shape. Class VI land can be designated for non-agricultural purposes without consent; before construction it only needs to be excluded from agricultural production. The site lies outside protected areas and outside flood risk areas. Archaeological sites listed in the municipal register of historic monuments are located here, so the scope of earthworks must be agreed with the Wojewódzki Urząd Ochrony Zabytków (Voivodeship Office for the Protection of Historic Monuments, Koszalin branch), and any archaeological investigations are carried out at the investor's expense.Utilities and access:
