Description

Four adjoining building plots for sale with a total area of 5 399 m² (approx. 0.54 ha) on the edge of the village of Wilkowice, 12 km from Sławno, in gmina Postomino (municipality), powiat sławieński (Sławno county), West Pomeranian Voivodeship, north-western Poland. Plots no. 199/3, 199/4, 199/5 and 199/6 form one strip of land approx. 48 m wide and approx. 133 m long. The site is flat, even and covered with grass: on one side there are existing single-family houses and homestead development, on the other open fields and meadows with a wall of forest on the horizon. The Wieprza flows approx. 300 m from the plots. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house.

Location and access:

The village is reached by a municipal road from Staniewice rebuilt in 2019: 3.1 km of asphalt with pavements and bus bays. The bus stop is approx. 250 m from the plots. The complex itself lies on an unpaved road on the edge of the built-up area, and plot 199/3 directly adjoins the road leading into the village. It is approx. 9 km to Postomino, the seat of the municipality, and approx. 12 km to Sławno with its railway station on the Gdańsk-Stargard line. To the sea: the beaches of Ustka approx. 26 km, Jarosławiec approx. 28 km.

Village and surroundings:

Wilkowice is a quiet farming village with approx. 160 inhabitants, which has kept its street-village layout to this day. It was founded in 1749 as part of the Frederician colonization of Pomerania; 16 families from the Palatinate settled here, and the German name Wilhelmine commemorated the favourite sister of King Frederick II. In 2023 Wilkowice was recognised as the most beautiful village of gmina Postomino and hosted the municipal harvest festival. The southern boundary of the village is marked by the Wieprza. The nearest shop is approx. 2.5 km from the plots, and the primary school with a pre-school section is in Staniewice, approx. 3 km away. Full facilities (the county office, schools, retail and services) are in Sławno.

Recreation:

The Wieprza, protected within the Natura 2000 network (the Dolina Wieprzy i Studnicy site), is open to canoes; the municipality describes it as one of the more beautiful rivers of the Polish coast. In Staniewice there is a municipal canoe landing with a jetty: the short stretch to Pieńkówko (40-50 min) is suitable for a first trip, while the 14-kilometre route to Stary Kraków leads through a gorge section of the river with fallen trees, for more experienced paddlers. In the northern part of the municipality lies lake Wicko (approx. 1 059 ha), separated from the Baltic Sea by a wooded spit. Directly on the sea lies Jarosławiec: cliffs, a lighthouse shining since 1838 and a wide beach built up in 2018, described as the largest artificial beach in Europe. In the other direction there are the beaches of Ustka.

What you can build:

Each plot has a zoning decision (WZ) for a detached single-family residential building. The complex therefore leaves room for as many as four houses side by side.
