Description

Agricultural plot for sale, 15 400 m² (1.54 ha), in the village of Wielawino, 10 km from Barwice, in powiat szczecinecki (Szczecinek county), West Pomeranian Voivodeship, north-western Poland. Level, rectangular land measuring approx. 100 × 186 m, currently a meadow. An asphalt road runs along the entire western boundary, separated from the plot by an avenue of old trees, and beyond the eastern boundary, on the other side of an unpaved road, a large complex of pine forest begins. The land is flat and open, in the agricultural and forested gmina Grzmiąca (municipality), in the valley of the upper Parsęta.

Location and access:

Wielawino lies on voivodeship road no. 171 (DW171) (Bobolice - Grzmiąca - Barwice - Czaplinek), between Grzmiąca and Barwice. In Bobolice, DW171 joins national road no. 11 (DK11) towards Koszalin, and in Czaplinek it joins DW163. It is approx. 10 km to Barwice, approx. 6 km to Grzmiąca and approx. 19 km to Szczecinek. In Grzmiąca there is an operating station on the electrified Szczecinek - Kołobrzeg railway line, with direct train connections to Szczecinek and to the seaside in Kołobrzeg. An asphalt road leads to the plot itself along the western boundary; along the eastern boundary, by the forest, runs an unpaved road.

Village and surroundings:

Wielawino is a small village with its own council (sołectwo), approx. 210 inhabitants according to the 2021 census. On site there are a village hall and the filial church of St. Isidore the Farmer; the former Grzmiąca - Połczyn-Zdrój railway line, closed since the 1990s, also ran through the village. The surroundings of the plot are typically agricultural: arable fields on the other side of the road and to the north. The village buildings can be seen a short distance away along the same road, but there are no immediate neighbours across a fence. The municipal office and the railway station are in Grzmiąca, while full urban facilities, including a hospital with a round-the-clock emergency department and an indoor swimming pool, are in Szczecinek (approx. 37 000 inhabitants).

Recreation:

Right beyond the eastern boundary of the plot, across the unpaved road, a large complex of pine forest begins. The municipality lies in the valley of the upper Parsęta, a river valued by anglers; near Grzmiąca there are the Baczyno and Baczynko reservoirs on the Łozica, and in the neighbouring gmina Barwice the lakes Koprzywno, Dębno and Sierakowo. In Szczecinek, on Lake Trzesiecko, there are a historic town park with a promenade and a pier, a water tram, a marked cycling route around the lake (14.5 km) and a cable water-ski lift, one of the longest in Europe; municipal bathing areas are open in summer, and the shallow, wild Lake Wielimie is valued by anglers. Further west stretches the Drawsko Lakeland (Pojezierze Drawskie) with Lake Drawsko, the second deepest in Poland, and the spa town of Połczyn-Zdrój with its historic spa park covering approx. 80 ha.

Planning status:

This is agricultural land. The plot is not covered by a local zoning plan (MPZP) and no zoning decision (Polish 'warunki zabudowy', WZ) has been issued for it. You can apply for a zoning decision yourself at the municipality; the application may be submitted by anyone, not only by the owner of the land. Today the plot is suitable for crops, a meadow or an orchard, and in the future, if the municipality issues a zoning decision, also for a homestead.
