Building plots for sale, a complex with a total area of 9 951 m² (nearly 1 ha), in the village of Grzęzno near Dobra, in powiat łobeski (Łobez county), West Pomeranian Voivodeship, north-western Poland. The parallel plots no. 222/4 and 222/5 form a compact rectangle measuring approx. 69 × 151 m. The land is currently in agricultural use, without trees or buildings, with open fields all around. Each of the plots has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house and access to the paved road running along the eastern boundary of the complex.

Location and access:

Grzęzno lies approx. 5 km south-west of Dobra, to which it is linked by a local road. At the roundabout in Dobra the voivodeship roads DW144 (Nowogard - Chociwel), DW146 and DW147 meet, and approx. 16 km in a straight line to the north-west is Nowogard with the junctions of the S6 expressway Szczecin - Gdańsk. The nearest railway stations are in Chociwel and Łobez; regional trains run from Chociwel towards Stargard and Szczecin, and the journey to Szczecin by train takes approx. an hour.

Village and surroundings:

Grzęzno is a small village with its own council (sołectwo) in gmina Dobra (municipality), with approx. 240 inhabitants, a village community hall and a bus stop. The village is of medieval origin (first mentioned in 1447) and for centuries belonged to the von Dewitz family, the same family that held the castle in Dobra. There are two monuments on site: the church of St. Francis of Assisi from the 16th/17th century, with a wooden tower from 1869, and a manor park from the 2nd half of the 18th century. In Dobra there are the ruins of the Gothic castle of the von Dewitz family, the Muzeum Ziemi Doberskiej (Museum of the Dobra Region) and the municipal office, while full services, including a district hospital, are in Nowogard.

Recreation:

The area is agricultural and quiet: farmland covers 77% of the municipality and forests 13%. Lake Woświn (approx. 800 ha, up to 28 m deep) adjoins the south-eastern part of the municipality; it is open to canoes and valued by anglers, and Lake Tuczno lies within the boundaries of Dobra itself. On Jezioro Nowogardzkie there is a recreation centre with a municipal beach, and a walking and cycling loop approx. 7 km long runs around the lake. A dozen or so kilometres to the south begins Iński Park Krajobrazowy (Ińsko Landscape Park), with nature reserves, white-tailed eagles and European bison, and Lake Ińsko, classified in studies as class I water quality.

There is currently no local zoning plan (MPZP). Each plot has a zoning decision (WZ) for a single-family house (decision of 15.04.2025). The most important parameters from the decision: - share of built-up area: up to 5% of the investment site, building intensity up to 10% - biologically active area (green area): min. 45% - building height: up to 9 m, width of the front elevation up to 12 m - steep gable roof, roof pitch from 30 to 45 degrees, ridge perpendicular to the front of the plot - non-exceedable building line: 15 m from the boundary with road plot no. 210/2 - minimum 2 parking spaces per dwelling unit
