Location and access:

Żerdno is a small village in the municipality of Czaplinek, near Sikory and Nowe Drawsko, on the lake of the same name. You reach the plots by a field track from the road linking Sikory with Żerdno or from the other side, from Nowe Drawsko. Czaplinek, approx. 8 km by road, lies on voivodeship roads no. 163 and 171 and national road no. 20 (DK20), and also has a station on railway line 210 towards Szczecinek.

Village and surroundings:

This is the heart of the Drawsko Lake District: the land lies in the Drawsko Landscape Park, in the Protected Landscape Area "Pojezierze Drawskie" and in the Natura 2000 areas Jeziora Czaplineckie and Ostoja Drawska. Lake Żerdno covers approx. 205 ha and is up to approx. 36 m deep. Lake Komorze and Lake Drawsko, one of the deepest lakes in Poland and popular with sailors and canoeists, are also nearby. What you can build:

There is currently no local zoning plan. For plot 126/4 a zoning decision has been issued for building a single-family residential house together with the necessary building installations. The key provisions of the decision: - non-exceedable building line in line with the graphic part of the decision - built-up area (building footprint): up to 5% of the investment area designated in the decision - biologically active area (green area): min. 80% of the investment area - up to 2 above-ground storeys, including a usable attic, basements permitted - width of the front elevation up to 15 m (20% tolerance) - height of the front elevation to the eaves from 2.5 to 4.5 m, height to the roof ridge up to 9 m - gable roof with symmetrical pitches of the main roof slopes from 35° to 45° - fences made of precast concrete elements are not permitted - before construction, the land must be excluded from agricultural production at the County Office (Starostwo Powiatowe)
