Building plots for sale: a complex with a total area of 8 108 m² in the village of Sędraszyce, gmina Cieszków (municipality), powiat milicki (Milicz county), Lower Silesian Voivodeship, south-western Poland. The plots range from 894 to 1 019 m², and each of them is covered by a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house. The terrain is flat, overgrown with young self-seeded trees interspersed with meadow clearings, and on the other side of the road stands a wall of pine forest. The municipality lies within the Park Krajobrazowy Dolina Baryczy (Barycz Valley Landscape Park), a land of fishponds, wet meadows and forests.

Location and access:

The complex lies among open fields and meadows, with access via an unpaved road; traffic access will be provided by a planned access point from the county road (plot no. 197/3), and a separate internal road (plot no. 152/2) distributes access to all the plots. In the immediate vicinity there is already a new homestead with a single-family house and a paddock for horses, the surrounding land has been divided into smaller plots, and the area is in the early stages of development. National road no. 15 (Trzebnica - Milicz - Krotoszyn) runs through nearby Cieszków, and railway line no. 281 has the Cieszków stop, approx. 4 km from the plots, with Koleje Dolnośląskie trains towards Wrocław and Krotoszyn; a little further away is the Zduny station.

Village and surroundings:

Sędraszyce is a small, quiet village with a few dozen inhabitants. Just beyond the buildings, on the northern side of the village, there are bodies of water, the nearest approx. 600 m from the complex, and further ones half a kilometre to the south. Everyday matters can be taken care of in Cieszków: primary school, kindergarten, community centre, library and the municipal office. It is a former small town, which held town rights until 1742 and has preserved its market-square layout and a Baroque-Rococo church from the 18th century. In the other direction, just across the voivodeship border, lies the town of Zduny with a town hall from 1684 and a Baroque church from 1719.

Recreation:

This is the Barycz Valley (Dolina Baryczy). A dozen or so kilometres to the south begin the Stawy Milickie (Milicz Ponds), the largest carp-farming centre in Poland and a nature reserve in which more than 270 bird species have been recorded, including cranes, swans and white-tailed eagles. More than 500 km of signposted cycling routes lead through the area, including the Szlak Doliny Baryczy (Barycz Valley Trail) and a section of the international EuroVelo 9 route; gmina Cieszków belongs to the Dolnośląska Kraina Rowerowa (Lower Silesian Cycling Land). In summer you can use the recreational reservoir in Milicz with a sandy beach and a kayak rental, and the local gastronomy is based on fish from the Barycz Valley, including at the restaurant by the pond in Cieszków.

Each plot has a zoning decision for the construction of a single-family house together with technical installations and equipment (decision of 22.04.2025).
