Agricultural plot for sale, 118 816 m² (approx. 11.9 ha), in the village of Ubiedrze, approx. 9 km from Bobolice and approx. 30 km from Koszalin, in powiat koszaliński (Koszalin county), West Pomeranian Voivodeship, north-western Poland. One large, open meadow of roughly triangular shape, with maximum dimensions of approx. 438 × 610 m, bordering directly on forest on two sides. Along the northern boundary runs an asphalt road lined with an avenue of trees, with farmland on its other side. The terrain is flat to gently undulating, with no buildings in the vicinity and complete privacy. The surroundings are the valley of the Chociel river, covered by a Natura 2000 site.

Location and access:

You reach the plot on asphalt: the road runs along the entire northern boundary, and along the eastern one, at the edge of the forest, there is additionally an unpaved track. The nearest bus stop is approx. 1.6 km away. Since 2023 the S11 Koszalin-Bobolice expressway has been in operation, with the Głodowa and Bobolice junctions, taking you quickly to Koszalin and further along the S6 towards Szczecin or the Tricity (Trójmiasto). Within a radius of 10 km from the village run national road no. 11 and voivodeship roads 168, 169, 171 and 205.

Village and surroundings:

Ubiedrze is a quiet village with its own council (sołectwo) in gmina Bobolice (municipality), with approx. 90-100 inhabitants, situated in the basin of the Chociel. There is a trout farm in the village drawing water from the river, and an Iron Age hillfort has also survived, entered in the register of monuments in 1968. A shop is approx. 2.1 km from the plot, a place to eat approx. 3.9 km. Full facilities (schools, health centres, offices) can be found in Bobolice, the second largest town in powiat koszaliński, where national roads no. 11 and 25 meet.

Recreation:

Near Ubiedrze the Chociel valley narrows into a small basin: on its gentle slope, over a length of 2 km, stretches a belt of small lakes and moss peat bogs, and further on the river joins the Radew valley through a gorge more than 30 m deep. This whole area belongs to the Natura 2000 site Dolina Radwi, Chocieli i Chotli. The nearest lake lies approx. 1.5 km from the plot, the river approx. 1.2 km. The Radew is a trout water with the Żydowo-Karlino canoe route (approx. 50 km), and through the neighbouring Kurowo and Kępiste runs the green Szlak Doliny Radwi (Radew Valley Trail) from Polanów to Mostowo (35.1 km), leading among others to the Kamienne Kręgi archaeological reserve in Grzybnica. The nearest way to the Baltic Sea is to the beach in Mielno, approx. 55 km by road.

Planning status:

This is agricultural land. No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the plot and, according to our information, no local zoning plan (MPZP) applies here (the planning status can be confirmed at the municipal office). Today it works well as a meadow, a pasture, land for crops or an orchard, and a zoning decision, for example for a future homestead, can be applied for independently in gmina Bobolice. Its strength is the scale: almost 12 ha in one piece, with forest on two sides.
