Agricultural plot for sale, 269 089 m² (26.9 ha), in Białowąs, 10 km from Barwice, in powiat szczecinecki (Szczecinek county), West Pomeranian Voivodeship, north-western Poland. One compact piece of land with a maximum extent of approx. 546 × 824 m. The terrain is flat and open, currently meadow, with practically no trees inside. Forest surrounds the land on two sides and farmland on the remaining ones, and an asphalt road runs along the boundary. There is no development in the immediate neighbourhood, but there is complete privacy and quiet.

Location and access:

Białowąs lies in the northern part of gmina Barwice (municipality), in the Drawsko Lakeland (Pojezierze Drawskie). The centre of Barwice is approx. 10 km away along a local road, a quarter of an hour by car, and Szczecinek approx. 36 km. Voivodeship road no. 171 (Bobolice - Grzmiąca - Barwice - Czaplinek) runs through Barwice, and south of the village runs the DW172, connecting Połczyn-Zdrój with Szczecinek. A grocery shop and a bus stop are approx. 1.3-1.4 km from the plot.

Village and surroundings:

Białowąs is a village with its own council (sołectwo) of medieval origin, a former fief of the von Vodig and von Glasenapp families. A half-timbered church from 1689 has survived here, as well as a 19th-century neo-Gothic palace with a landscape park of approx. 6.5 ha, in which monumental trees grow, among them a pedunculate oak estimated to be approx. 700 years old. The village is connected to the water mains (it has its own water treatment station), a village community hall is in operation, and in 2022 the sołectwo took second place in the municipal competition for the most beautiful village. Everyday errands can be done in Barwice, and the full county facilities, including a hospital with an emergency department, are in Szczecinek.

Recreation:

The area is the post-glacial landscape of the Drawsko Lakeland: fields, forests and the lakes of gmina Barwice (Koprzywno, Dębno, Sierakowo). Approx. 2 km from the plot flows the upper Parsęta, a river valued by anglers. Połczyn-Zdrój lies 18 km to the west, a spa town with more than 300 years of tradition and with the historic Park Zdrojowy (spa park, approx. 80 ha). Along voivodeship road no. 163 between Połczyn-Zdrój and Czaplinek stretches the Dolina Pięciu Jezior (Five Lakes Valley), a nature reserve in the so-called Szwajcaria Połczyńska (Połczyn Switzerland), where the Drawa begins. In Czaplinek there is Lake Drawsko, the second deepest in Poland, with marinas and seasonal bathing areas, and in Szczecinek a historic park with a promenade and a pier on Lake Trzesiecko.

Planning status:

This is an agricultural plot. There is no local zoning plan (MPZP) for it and no zoning decision (Polish 'warunki zabudowy', WZ) has been issued. A zoning decision can be applied for independently at gmina Barwice: anyone may submit the application, not only the owner of the land. Today the land is suitable for crops, meadow or grazing, and after a possible zoning decision in the future also for a homestead. The large, compact area in one piece makes farming easier.
