A complex of building plots for sale (no. 32/1, 32/2 and 32/3) with a total area of 11 539 m², in the village of Kijowskie Nowiny, 6 km from Ślesin, in powiat koniński (Konin county), Greater Poland Voivodeship, western Poland. Location and access:

Kijowskie Nowiny lies north of Ślesin, among the fields and forests of the municipality. You can drive right up to the plots on asphalt; the road runs along the front of the land and a power line stands beside it. It is approx. 6 km to Ślesin and approx. 22 km to Konin. Railway line no. 3 (Warszawa - Poznań) and national roads no. 25 and 92 run through Konin, and the A2 motorway runs approx. 8 km south of the city. The nearest bus stop is approx. 2 km from the plots.

Village and surroundings:

Kijowskie Nowiny is a small, quiet village of approx. 90 inhabitants. The element 'Nowiny' in the name comes from the old word 'nowina', meaning land freshly cleared for cultivation. The buildings are loosely spaced: individual houses and homesteads, and new single-family houses have already been built in the neighbourhood, including on the opposite side of the road. The nearest shop is approx. 2 km away, the primary school approx. 2.5 km, and full facilities (schools, offices, health centres) are in Ślesin. Ślesin is a town on Jezioro Ślesińskie and Jezioro Mikorzyńskie with approx. 3 000 inhabitants, granted town rights in 1358 by Kazimierz Wielki (Casimir the Great); on site there are a marina, a rope park, a municipal park and the Termy Ślesińskie thermal baths.

Recreation:

Jezioro Ślesińskie is a post-glacial trough lake approx. 4.4 km long and up to 26 m deep, with a marina for several dozen yachts; water skiing is practised here, and wakeboard and powerboat competitions have been held. The lake forms part of the Kanał Ślesiński, the Warta - Gopło waterway, which is a section of the Wielka Pętla Wielkopolski (Great Loop of Greater Poland), a navigable route 688 km long. The surrounding forests belong to the Konin Forest District (Nadleśnictwo Konin), and some of them lie in the Goplańsko-Kujawski Protected Landscape Area. A hiking trail from Sompolno through Ignacewo (16 km) passes through Ślesin, and approx. 113 km of marked walking routes have been laid out across powiat koniński. Approx. 10 km from the plots lies Licheń Stary with its Marian sanctuary and the largest church in Poland: a basilica with a tower 141.5 m high with viewing terraces, visited each year by approx. 1.5 million pilgrims and tourists.

What you can build:

There is currently no local zoning plan (MPZP). Each plot has a zoning decision for the construction of a residential building and an outbuilding together with installations and technical equipment. The key parameters from the decision: - residential building: width of the front elevation 10-12 m, height up to 9 m - pitched gable roof with a slope of 30-45 degrees; on the part of the house up to 4 m high a flat roof is permitted - outbuilding: width of the front elevation 8-10 m, height up to 9 m, gable roof 30-45 degrees - built-up area up to 15% of the land, biologically active area min. 50% - non-transgressible building line: 15 m from the road (plot no. 30) and 5 m from the boundary with plot no. 32/3 - minimum one parking space per dwelling - a sealed septic tank of up to 10 m³ is permitted, as well as an above-ground or underground gas tank Soil classes: agricultural land.
