Description

Building plots for sale with a total area of 27 468 m² (approx. 2.75 ha) in the village of Świerczyna, 18 km from Czaplinek, in gmina Wierzchowo (municipality), powiat drawski (Drawsko county), West Pomeranian Voivodeship, north-western Poland. The complex of plots no. 234/1, 231/2 and 232 measures approx. 167 × 269 m: an open meadow with single pines and clumps of deciduous trees, bordering the forest to the south and west and surrounded by fields to the north and east. The terrain is flat to gently undulating, with wide views over the surroundings; the village buildings are visible in the distance, but no building adjoins the plots. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for single-family residential development.

Location and access:

The complex is reached by an unpaved road running along its boundary, approx. 400 m from the local road. No busy route passes through the village itself: the nearest voivodeship roads no. 163 (Czaplinek - Wałcz) and no. 177 (towards Mirosławiec) run within a radius of approx. 10 km. By car it is approx. 18 km to Czaplinek and approx. 28 km to Wałcz. The bus stop is approx. 700 m from the plots. The nearest operating railway stations are Czaplinek and Złocieniec on the revitalised line 210 Szczecinek - Runowo Pomorskie.

Village and surroundings:

Świerczyna is one of the largest villages in gmina Wierzchowo (approx. 720 inhabitants) and from 1946 to 1954 it was the seat of a separate municipality. In the village stands the classicist church of Our Lady of the Rosary from 1830, and a beech with a trunk circumference of 346 cm is a natural monument. On site there is a school complex with a kindergarten and a primary school (approx. 700 m from the plots), a shop (approx. 550 m), a branch of the municipal library, a village hall and a volunteer fire brigade. The Świerczyna Forest District (Nadleśnictwo Świerczyna) also has its seat in Świerczyna, and since the 1950s Drzewiarz Świerczyna has been active, one of the oldest rural sports clubs in the region. The municipal office is in Wierzchowo, the county administration office in Drawsko Pomorskie, and the nearest small town with fuller facilities is Czaplinek.

Recreation:

More than 60% of gmina Wierzchowo is covered by forests, and here the forest begins just beyond the southern and western boundary of the complex. A few kilometres from the village, beyond the neighbouring Sośnica, lies the Sośnica nature reserve: a natural old oak and beech stand aged 240-280 years on Góra Mylna (181 m above sea level), the highest hill in the area. The blue hiking trail named after the 1 Warszawska Dywizja Kawalerii (the 1st Warsaw Cavalry Division), 52 km long, runs through the village, from Drawsko Pomorskie towards Wałcz, following the route of the fighting for the Wał Pomorski (Pomeranian Wall). The municipality has eight smaller lakes, including Busko (approx. 30 ha, up to 18 m deep), which is valued by anglers. In Czaplinek, on Lake Drawsko, the second deepest in Poland (approx. 80 m), there are sailing marinas and seasonal bathing areas, and in Stare Drawsko stand the ruins of the 14th-century Drahim castle of the Knights Hospitaller.
