Complex of building plots for sale with a total area of 11 909 m² (approx. 1.19 ha) on the outskirts of the village of Żydowo, 9 km from Polanów, in powiat koszaliński (Koszalin county), West Pomeranian Voivodeship, north-western Poland. Plots no. 56/1, 56/2, 56/3 and 56/4 lie next to one another on gently undulating meadowland, with rows of trees along the boundaries that give shelter and privacy; access into the complex is provided by a separate road plot no. 56/5. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house. The forest begins approx. 20 m from the boundary of the complex, and a small lake lies approx. 100 m from the plots.

Location and access:

Żydowo lies on voivodeship road no. 205, on the section between Polanów and Bobolice. It is 9 km to Polanów, the nearest town; in the opposite direction the same road leads to Bobolice, where the S11 expressway to Koszalin begins (Bobolice junction). It is approx. 50 km to Koszalin itself. From the plots you can see the buildings of the village and the asphalt road; the last stretch of the access is an unpaved road running along the complex. In the neighbourhood there are fields, meadows and single homesteads instead of dense buildings.

Village and surroundings:

Żydowo is one of the largest villages of gmina Polanów (municipality), with approx. 890 inhabitants. On site there are the John Paul II primary school, a health centre, a postal agency, shops, a village community hall and a branch library; the local volunteer fire brigade (OSP) belongs to the National Rescue and Firefighting System and has a fire station handed over in 2018. It is a very old settlement: the 18th-century half-timbered church and the park from the 19th century are listed in the register of historic monuments, and an early medieval burial ground of 22 barrows from the 10th-11th century was discovered near the village. The landmark of Żydowo is the first pumped-storage power plant in Poland (put into operation in 1971), working between lakes Kamienne and Kwiecko.

Recreation:

Lakes Kwiecko and Kamienne attract anglers and tourists, and above the power plant a viewpoint has been arranged with a panorama of lake Kwiecko and the valley of the Radew. The canoeing route on the river Radew to Karlino (approx. 50 km) begins in Żydowo. Dolina Radwi, the valley of the Radew, forms part of the Natura 2000 site Dolina Radwi, Chocieli i Chotli: beech woods, peat bogs and clean rivers inhabited by the otter, while by the water you can meet the white-tailed eagle, the kingfisher and the crane. Forests cover more than half of the area of gmina Polanów, and near Polanów itself rises Święta Góra Polanowska (155 m above sea level) with a Franciscan hermitage, on the Pomeranian Way of St James (Pomorska Droga św. Jakuba).

What you can build:

There is currently no local zoning plan (MPZP). Each plot has a zoning decision (WZ) for a detached single-family house (decision of 12.09.2025). The key parameters from the decision: - built-up area (building footprint): up to 15% of the site - biologically active area (green area): min. 70% of the plot - building height: up to 9 m, width of the front elevation up to 12 m - symmetrical gable roof, roof pitch 30°-45° - minimum 2 parking spaces per residential building
