Complex of two adjoining building plots for sale with a total area of 12 587 m² (1.26 ha) in the village of Żydowo, 9 km from Polanów, in powiat koszaliński (Koszalin county), West Pomeranian Voivodeship, north-western Poland. It consists of plots no. 16/3 (6 190 m²) and 16/4 (6 397 m²), together a strip of land of approx. 70 × 250 m. Open meadowland with occasional clumps of trees, gently undulating, with distant views over meadows and forest. To the north it adjoins a large forest complex, and the area is free of dense buildings. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house.

Location and access:

Żydowo lies on voivodeship road no. 205, on the section between Polanów and Bobolice. It is 9 km to Polanów on asphalt, and in Bobolice the S11 expressway to Koszalin begins (Bobolice junction). It is approx. 50 km to Koszalin and approx. 60 km to the sea at Mielno. The bus stop is approx. 1.3 km from the plots.

Village and surroundings:

Żydowo is one of the largest villages of gmina Polanów (municipality), with approx. 890 inhabitants and, for a village, full facilities: a primary school (approx. 1.4 km from the plots), a health centre, shops (the nearest approx. 1.2 km), a postal agency, a village hall with a branch library and a fire brigade belonging to the National Rescue and Firefighting System. It is an old settlement: the half-timbered church from the 18th century and the park from the 2nd half of the 19th century are entered in the register of historic monuments, and an early medieval burial ground of 22 barrows from the 10th-11th century was discovered near the village. The landmark of Żydowo is the first pumped-storage power plant in Poland, put into operation in 1971, working on a head of approx. 80 m between lakes Kamienne and Kwiecko; by the canal connecting the reservoirs a viewpoint has been arranged with a panorama of the lake and Dolina Radwi, the valley of the Radew.

Recreation:

Forests cover more than half of gmina Polanów (52% of 393 km²). Lakes Kwiecko and Kamienne attract anglers and tourists, and the Radew, a river counted among trout waters, flows out of lake Kwiecko, with the Żydowo-Karlino canoeing route (approx. 50 km). Dolina Radwi, which begins by the village, belongs to the Natura 2000 site Dolina Radwi, Chocieli i Chotli: beech woods, riparian forests and peat bogs, with otter, white-tailed eagle, kingfisher and crane among the fauna. Near Polanów rises Święta Góra Polanowska (155 m above sea level) with a Franciscan hermitage, on the Pomeranian Way of St James (Pomorska Droga św. Jakuba).

What you can build:

There is currently no local zoning plan (MPZP). Each plot has a zoning decision (WZ) for the construction of a single-family residential building (separate decisions of 19.08.2025). The key parameters from the decisions: - built-up area (building footprint): up to 10% of the investment site - biologically active area (green area): min. 70% - building height: up to 9 m, width of the front elevation up to 12 m - symmetrical gable roof, roof pitch from 30° to 45° - minimum 2 parking spaces per building, within the plot boundaries Soil classes RIVa, RIVb and ŁV, with no requirement to exclude them from agricultural production.
