Complex of 15 building plots for sale with a separate internal road (16 cadastral plots in total) with a combined area of 25 901 m² (approx. 2.6 ha) in the village of Bolkowo, 13 km from the spa town of Połczyn-Zdrój, in powiat świdwiński (Świdwin county), West Pomeranian Voivodeship, north-western Poland. The site is flat and open, today meadows and fields, in a strip measuring approx. 109 × 252 m, divided into two rows of plots with an internal unpaved road in the middle. Each building plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house. To the south-east there are clumps of trees and scrub, further on a wall of forest, and forests can also be seen on the horizon all around.

Location and access:

Bolkowo lies on voivodeship road no. 163 (Kołobrzeg - Białogard - Połczyn-Zdrój - Czaplinek - Wałcz), between Białogard and Połczyn-Zdrój. By car it is 13 km to Połczyn-Zdrój and approx. 20 km to Białogard; the junction station there has rail connections towards Szczecin, Gdańsk, Kołobrzeg and Szczecinek, among others. The complex lies next to the buildings of the village, behind a belt of greenery; the last stretch of the access is an unpaved road.

Village and surroundings:

Bolkowo is one of the larger villages of gmina Połczyn-Zdrój (municipality), with approx. 420 inhabitants, a former knightly estate that was in the hands of the von Woedtke family until 1945. The manor house from the end of the 19th century now houses a primary school, next to it the former manor park with a pond has been preserved, and the Bukowa stream flows along the western edge of the village. The municipality is investing in the village: a new pavement has been built along DW163, and the sołectwo, the village council, is extending the recreation area. Shops, offices and full urban facilities are in Połczyn-Zdrój. The immediate neighbourhood of the plots is farmland in active use.

Recreation:

The greatest asset of the area is Połczyn-Zdrój, a spa town with a tradition going back to 1688, with sanatoriums using peat mud and brine treatments and a historic Spa Park of approx. 80 ha. Beyond the town begins the hilly Szwajcaria Połczyńska (Połczyn Switzerland), and by DW163 towards Czaplinek lies the Dolina Pięciu Jezior nature reserve (Valley of Five Lakes), where the Drawa rises in a post-glacial trough overgrown with beech woods (a nature trail of approx. 5 km around the lakes). Further south lies the Drawsko Lake District (Pojezierze Drawskie) with lake Drawsko, the second deepest in Poland. The forests of the Połczyn Forest District (Nadleśnictwo Połczyn) begin a few kilometres to the south of the village, and DW163 in the opposite direction leads through Białogard and Karlino straight to Kołobrzeg. The nearest beach on the Baltic Sea is Mielno, approx. 55 km by road.

There is currently no local zoning plan (MPZP). Each building plot has a zoning decision (WZ) for the construction of a single-family residential building (decision of 18.06.2026).
