Description

Agricultural plot for sale, 5 465 m² (approx. 0.55 ha), in the village of Ciechanowice, approx. 9 km from Kamienna Góra, in gmina Marciszów (municipality), powiat kamiennogórski (Kamienna Góra county), Lower Silesian Voivodeship, south-western Poland. It is an elongated, almost rectangular strip, approx. 40 × 147 m, adjoining an asphalt road with its shorter side. All around there are only fields and meadows, the terrain is gently undulating, with open views of the surrounding hills and the edges of the forests. The area is the Rudawy Landscape Park (Rudawski Park Krajobrazowy): the gorge valley of the Bóbr between the Rudawy Janowickie and the Góry Ołowiane, at an altitude of approx. 400 m above sea level.

Location and access:

You drive onto the plot straight from the asphalt: the road is narrow, with quiet local traffic, and lined with old trees. Ciechanowice has its own railway stop on line no. 274 from Wrocław to Zgorzelec, and 2.7 km along the tracks lies the junction station of Marciszów, with lines towards Kamienna Góra, Bolków and Złotoryja. No national or voivodeship road runs through the village itself, so traffic in the village is local; voivodeship road no. 328 ends in neighbouring Marciszów, and near Kamienna Góra and Bolków there are junctions of the S3 expressway, which takes you towards Legnica and the Czech border in Lubawka.

Village and surroundings:

Ciechanowice is a village with its own council (sołectwo), with just under 900 inhabitants and origins going back to 1203. Copper, silver and lead were mined here from the 16th century, and in the years 1754-1809 the village held the status of a free mining town; the legacy of mining includes spoil heaps, former adits and the protected Sztolnia Wapienna (Lime Adit). Two valuable monuments stand in the village: the church of St Augustine from approx. 1577, with a wooden altar from 1600, and a moated palace, in which polychrome paintings from the 16th to the 18th century were discovered during renovation, among them a gallery of Roman emperors from 1588; today it operates as a private museum open to visitors seasonally. Opposite the palace, on a park hill, stands a stone viewing tower with a picnic area. On site there are a village community hall and a parish, the primary school with pre-school classes is in Marciszów, and the full range of county facilities (hospitals, secondary schools, offices) is in Kamienna Góra.

Recreation:

Two marked trails run through the village: the yellow one from Janowice Wielkie along the Bóbr valley to Marciszów (11.9 km, an easy route) and the blue one to Wieściszowice, approx. 3.5 km away in a straight line. On the slopes above that village lie the Kolorowe Jeziorka (Colourful Lakes): four ponds in the workings of former pyrite mines, each with a different colour of water; access to the trail is free of charge. In the Rudawy Janowickie, near Janowice Wielkie, there are the ruins of Bolczów Castle from the 14th century. The Bóbr is a river for canoeists and anglers: a mountain paddling section starts in Ciechanowice and runs to Trzcińsko (approx. 10.6 km, trips mainly in spring at higher water levels), and here the river belongs to the trout and grayling waters of the Jelenia Góra district of the Polish Angling Association (PZW).

Planning status:

This is agricultural land. No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the plot, and we have no information that the site is covered by a local zoning plan (MPZP). The current planning status and the possibility of applying for a zoning decision can be checked at the municipal office in Marciszów. Until then the plot is suitable for crops, a meadow, an orchard or an apiary, as a quiet place for recreation or as a reserve of land for the future. The absence of buildings in the immediate neighbourhood and the open fields all around are an advantage for anyone who values quiet.

Utilities and access:

- access: directly from the asphalt road, which the plot adjoins with its shorter side - the road is narrow, with quiet local traffic - utilities: no information about connections; an overhead power line runs across the surrounding fields, connection conditions to be confirmed with the operator

Distances:

- Wieściszowice (the trail to the Kolorowe Jeziorka) approx. 3.5 km in a straight line - the Marciszów junction station 2.7 km along the tracks from the Ciechanowice stop - Kamienna Góra 9.5 km - Bolków approx. 11 km - Jelenia Góra approx. 19 km - Wrocław approx. 100 km - Berlin: approx. 256 km in a straight line
