Agricultural plot for sale, 8 309 m² (0.83 ha), in the village of Zielenica, 17 km from Sławno, in gmina Malechowo (municipality), powiat sławieński (Sławno county), West Pomeranian Voivodeship, north-western Poland. It is a long, regular strip of land, approx. 42 m wide and approx. 213 m long. The terrain is flat and open, partly overgrown with clumps of pine and birch. The plot lies on the edge of the village, and to the east and north stretches the wall of a large pine forest complex. All around are fields, meadows and a view of wooded hills.

Location and access:

An unpaved road leads to the plot from the side of the village buildings. Zielenica lies on the local road from Lejkowo, and a few kilometres to the north, through Ostrowiec, runs voivodeship road no. 205 (Darłowo - Sławno - Polanów). Gmina Malechowo has its own access points to the S6 expressway (the Malechowo and Karwice junctions), which takes you quickly towards Koszalin and the Tricity (Trójmiasto). The Gdańsk - Stargard railway line also runs through the municipality, with a stop in Karwice.

Village and surroundings:

Zielenica is a quiet village with its own council (sołectwo), with a history going back to approx. 1300 and a little over a hundred inhabitants, its buildings laid out along a north-south axis. There is a village sports field near the plot and a village community hall on site. A fish farm breeding trout and an agritourism centre with ponds operate in the village. The primary school is in nearby Lejkowo, and the full range of facilities (the county office, schools, the railway station) is in Sławno.

Recreation:

Between Zielenica and neighbouring Drzeńsko lies the Źródliska Biegały nature reserve (23.34 ha), protecting the spring ecosystem of the Biegała stream with its forests and non-forest plant communities; the area belongs to the catchment of the Grabowa, a clean trout river whose valley is a Natura 2000 site. Beyond the village there are megalithic tombs of the Funnel Beaker culture, approx. 5 000 years old, and in nearby Borkowo stands the only chambered megalith with a passage grave in Poland. A few kilometres to the north, by Ostrowiec, lies Jezioro Ostrowieckie, the largest post-glacial lake in the municipality (47 ha, approx. 2 km long), with developed recreational facilities. The closest way to the sea is to Darłówko.

Planning status:

The plot is agricultural land. No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for it. You can apply for a zoning decision yourself at the municipal office - anyone may file the application, not only the owner of the land. Until then, the land can serve as a field, a meadow, an orchard or a place for recreation by the forest edge.
