Description

Complex of building plots for sale on the edge of the village of Zbylutów in the Kaczawa Foothills (Pogórze Kaczawskie), 6 km in a straight line from Lwówek Śląski, in powiat lwówecki (Lwówek Śląski county), Lower Silesian Voivodeship, south-western Poland. A zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the whole site, allowing a group of six detached single-family houses with infrastructure, and the plots for sale were created by subdividing the land it covers. The subdivided plots are numbered 710/3 to 710/8; each has approx. 960-1 010 m² and a regular, almost rectangular shape. The terrain is flat, in places gently undulating and without trees, with an open view of the hills and a mountain range on the horizon. A quiet, secluded location among meadows and fields, away from busy roads.

Location and access:

The plots have access to provincial road no. 2581D via municipal internal roads; an unpaved road runs along the boundary of the complex, and the nearest local road passes approx. 530 m away. A bus stop is approx. 600 m from the plots. Voivodeship roads no. 297 and 364 (DW297 and DW364) cross in Lwówek Śląski: the first takes you to Bolesławiec and the A4 motorway junction, the second towards Złotoryja and Legnica. The nearest railway station is in Lwówek Śląski, on line no. 283 from Jelenia Góra to Zebrzydowa; passenger traffic on it is suspended, but the line has been taken over by the voivodeship self-government, which is preparing its revitalisation with the announced return of trains.

Village and surroundings:

Zbylutów is one of the larger villages of gmina Lwówek Śląski (municipality), with approx. 580 inhabitants, first mentioned as early as 1217. In the centre stands a Gothic church from the mid-13th century with Romanesque elements, including a semicircular apse, and the village has also preserved a historic half-timbered house from 1835 and a stone cross with a halo in the cemetery. There is a branch of the primary school in the village (approx. 1 km from the plots), and a shop approx. 1.4 km away. The plots are surrounded by loose single-family and farmstead buildings, including new houses under construction. Full amenities, including a hospital with an emergency department, outpatient clinics and diagnostics, offices and schools, are provided by Lwówek Śląski.

Recreation:

The forest begins approx. 220 m from the plots. Gmina Lwówek Śląski is one of the municipalities of the Bóbr Valley Landscape Park (Park Krajobrazowy Doliny Bobru), and right by the town lie rock attractions: Szwajcaria Lwówecka with a viewpoint over the panorama of the town and the Karkonosze (Giant Mountains), and Panieńskie Skały, protected as a Natura 2000 site. Lwówek Śląski is called the Agate Capital of Poland: on the second weekend of July it hosts the Lwóweckie Lato Agatowe (Lwówek Agate Summer), the largest mineralogical event in the country, combined with legal agate hunting in the Agate Fields (Pola Agatowe) in Płóczki Górne. Further east extends the area of the Land of Extinct Volcanoes Geopark (Geopark Kraina Wygasłych Wulkanów).
