Description

Complex of spacious building plots for sale on the edge of Czyżkowo, in gmina Lipka (municipality), powiat złotowski (Złotów county), Greater Poland Voivodeship, western Poland, among the fields and forests of the Krajna Lakeland (Pojezierze Krajeńskie). The parallel plots, ranging from 1 855 to 2 661 m², form a compact, flat block with a total area of approx. 15 570 m², covered with grass and free of scrub that would need clearing; only single trees and a cluster of young birches grow on the site. A wall of forest adjoins the complex to the east, and its southern end is also wooded; a meadow lies to the north, and open fields stretch to the west. Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house. These are the largest plots among our plots in Czyżkowo. Cadastral numbers: 145/8, 145/9, 145/10, 145/11, 145/12, 145/13 and 145/14; an additional, separately delineated plot no. 145/16 serves as the internal access road of the complex.

Location and access:

Czyżkowo lies in the north-eastern part of powiat złotowski, approx. 2.5 km from the border with the Kuyavian-Pomeranian Voivodeship. It is 8.7 km (approx. 15 min by car) to Lipka, the seat of the municipality, and the same distance to the Lipka Krajeńska railway station on line no. 203 Tczew - Kostrzyn nad Odrą, served by regional trains. Voivodeship road no. 188 (DW188) from Piła to Człuchów runs through Lipka and Debrzno. The complex itself lies next to the built-up area of the village: an unpaved road runs along its western boundary and leads to the county road.

Village and surroundings:

Czyżkowo is a quiet village of approx. 240 inhabitants, with a history dating back to the 15th century and a linear street-village layout preserved to this day; around 1580 the village, then called Szyszkowo, belonged to Piotr Potulicki, Voivode of Płock, and the Neolithic settlements in the area are among the most valuable archaeological sites of the municipality. The village has a filial church of the parish in Wielki Buczek, and the village council (sołectwo) takes part in the Wielkopolska Odnowa Wsi (Greater Poland Village Renewal) programme. The upper course of the Łobżonka flows through the village, here still a narrow stream, which further on grows into a 76-kilometre river flowing into the Noteć. Gmina Lipka is typically agricultural: arable land covers approx. 62% of its area, forests approx. 28%. Everyday amenities in Lipka: shops, a primary school, a kindergarten and a nursery, a community centre, a stadium and an amphitheatre; the county hospital is in Złotów. The immediate surroundings of the complex are scattered single-family and farmstead buildings, with no apartment blocks or industry.

Recreation:

This is Krajna, a land of fields, coniferous forests and the approx. 300 lakes of the Krajna Lakeland. The nearest are Lake Juchacz, approx. 3 km in a straight line (approx. 68 ha), and Lake Lutowskie, approx. 4.6 km away (over 100 ha, up to 12 m deep), already within the boundaries of the Krajna Landscape Park (Krajeński Park Krajobrazowy). The surrounding forests belong to the Bory Krajeńskie (Krajna Forests); pine dominates the stands of the Lipka Forest District (Nadleśnictwo Lipka). On Lake Żuczek near Debrzno there is a municipal recreation centre with a bathing area, and anglers will find pike, perch and zander there. The red cycling route of powiat złotowski (184 km) runs through Lipka, and a footpath and cycle path has been built along voivodeship road no. 188 between Lipka and Debrzno-Wieś. In Debrzno itself, medieval defensive walls with towers have survived.
