Description

Building plot for sale in the village of Batorówko, gmina Lipka (municipality), powiat złotowski (Złotów county), Greater Poland Voivodeship, western Poland, 10 km from Debrzno and 5 km from Lipka. The land is flat and unshaded, with a wide frontage onto a surfaced municipal road, and it has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house. Approx. 150 m further on there is a small pond with new houses already built beside it, and fields and the forests of the Krajna Lakeland (Pojezierze Krajeńskie) all around.

Location and access:

Batorówko lies away from through traffic: there is no numbered road within a radius of 3 km, and the village is served by a quiet local road. Lipka, the seat of the municipality, is approx. 8 minutes away, Debrzno approx. 14 minutes. In Lipka there is the Lipka Krajeńska railway station on line no. 203, the former Berlin-Königsberg (Królewiec) main line, with regional trains towards Chojnice and Piła. The plot itself has access directly from the municipal road (plot no. 161).

Village and surroundings:

Batorówko is a small, quiet village in the historical region of Krajna. It came into being after the parcelling out of the estate in Buczek Mały and was first mentioned in 1861. It directly adjoins Batorowo, with which it shares a parish and a volunteer fire brigade; in Batorowo stands a listed wooden church of the Good Shepherd from 1783-1786, with an 18th-century bell tower. There is a village hall on site and, opposite the plot on the other side of the road, a fenced village recreation ground with a playground and a gazebo. Everyday errands are done in Lipka: a primary school, a kindergarten, the municipal office, a cooperative bank, pharmacies, a petrol station, parcel lockers and chain shops (Biedronka, Dino, Lewiatan). A fuller range of services, including the tax office, the social insurance institution (ZUS) and the police headquarters, is in Złotów, the county town.

Recreation:

The area is the undulating moraine upland of the Krajna Lakeland, approx. 140 m above sea level: fields, meadows and small groves among the fields, and the forest starts a few dozen metres from the plot. The nearest pond lies approx. 150 m from the plot. In Debrzno (10 km) there is the Staw Miejski (town pond) with a municipal beach, a supervised bathing area open in the summer season, a playground and an outdoor gym. A few kilometres from the village larger forest complexes begin, among them Las Lipkowski, as well as the lakes Juchacz and Żuczek.

What you can build:

The plot has a zoning decision (WZ) for the construction of a single-family residential building together with the necessary technical infrastructure (decision of 30 August 2024).
