Agricultural plot for sale, 4 173 m², in the village of Czernica in gmina Jeżów Sudecki (municipality), in powiat karkonoski (Karkonosze county), Lower Silesian Voivodeship, south-western Poland. The land lies on a gentle slope above the valley of the Chrośnicki Potok stream, at the foot of the Chrośnickie Kopy in the Kaczawa Mountains (Góry Kaczawskie), approx. 12 km by road from Jelenia Góra. The shape is elongated, approx. 42 × 125 m. Both longer boundaries are sheltered by rows of trees, and from the site there is a view over wooded hills and more distant mountain ranges. The neighbourhood is purely agricultural: meadows, pastures and arable fields.

Location and access:

Czernica is a linear village stretching for more than 4 km along the road and the stream. The plot lies above the scattered farmstead development, in a quiet part of the village. Access is by an unpaved road with a compacted surface running along the western boundary of the plot; further down it joins the asphalt road through the village. Jelenia Góra is approx. 12 km away, and Jeżów Sudecki, the seat of the municipality, approx. 8 km. Through Jelenia Góra you reach national road no. 5 (the former DK3), which takes you to the Bolków junction of the S3 expressway.

Village and surroundings:

Czernica has medieval origins; the first records date from the turn of the 13th and 14th centuries. Approx. 600 people live here. In the village stands the early Gothic church of St Michael the Archangel from the end of the 13th century, and the Renaissance palace of the former owners, the Schaffgotsch family, rebuilt in the 19th century in the style of the Loire châteaux (today in private hands). The tower of the former Protestant church from 1744 and stone reconciliation crosses have also survived. There is a primary school on site, while full facilities (schools, health clinics, offices, shops) are in Jelenia Góra.

Recreation:

Directly above the village rise the Chrośnickie Kopy, a ridge of the Kaczawa Mountains with the peaks Czernicka Góra, Ptasia and Lastek, with fields, meadows and spruce and beech forest. The whole area belongs to the Kraina Wygasłych Wulkanów Geopark (Land of Extinct Volcanoes), a UNESCO Global Geopark since 2024. From the tower of the former Protestant church a blue cycling route starts to Lake Pilchowickie (7.2 km), to the dam in Pilchowice and to the Euroregional cycling route ER-6 Dolina Bobru (Bóbr Valley). In Siedlęcin there is the medieval Wieża Książęca (Ducal Tower) with unique murals about the knight Lancelot, and above Jeżów Sudecki the Góra Szybowcowa (Glider Hill) with an aeroclub airfield and a panorama of the Karkonosze. For skiing and the high mountains: Karpacz and Szklarska Poręba approx. 30 km away, with the spa town and thermal baths in Cieplice on the way.

Planning status:

No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the plot, and according to our information it is not covered by a local zoning plan (MPZP) either. This is agricultural land: it is suitable for a meadow, crops, an orchard or grazing, and also as a land investment on the doorstep of the Kaczawa Mountains. You can apply for a zoning decision yourself at the municipal office in Jeżów Sudecki; until it is obtained, the land remains agricultural and should be treated as such.
