Description

Building plot for sale, 944 m², in the village of Przeradz, gmina Grzmiąca (municipality), 15 km from Szczecinek, in powiat szczecinecki (Szczecinek county), West Pomeranian Voivodeship, north-western Poland. A flat, wooded, triangular site at a road junction in a small hamlet of a few homesteads in a clearing among pine forests. The plot has an issued zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house.

Location and access:

A road with a hard surface passes through the hamlet, and an unpaved road along the plot's eastern boundary leads to the plot itself. The village has its own railway stop, Przeradz, on the electrified line no. 404 Szczecinek - Białogard - Kołobrzeg, approx. 1 km from the centre, with direct Polregio trains towards Szczecinek and Kołobrzeg. By car it is approx. 15 km to Szczecinek; the town lies at the junction of national roads no. 11 and no. 20 and has a bypass forming part of the S11 expressway.

Village and surroundings:

Przeradz is a quiet village of approx. 250 inhabitants, with a historic neo-Gothic stone church from 1850. On site there is a grocery shop, a postal agency and a village hall. The plot's immediate neighbourhood consists of scattered single-family houses with gardens and outbuildings, and beyond them meadows and a wall of forest. Full facilities, including a hospital with a round-the-clock emergency department, an indoor swimming pool and a cinema, are in Szczecinek (approx. 37 000 inhabitants).

Recreation:

Forests cover approx. 35% of the area of gmina Grzmiąca and are rich in bilberries and mushrooms, and the area around Przeradz is distinguished by its varied post-glacial relief, good for walking and cycling trips. The Perznica, a tributary of the Parsęta, which is valued by anglers, flows through the municipality. Szczecinek has Lake Trzesiecko with a historic town park, a promenade and a pier: in summer the municipal bathing areas are open, a water tram (passenger boat) runs on the lake, a 1080 m long cable water-ski lift, one of the longest in Europe, operates by the beach, and a marked cycling route (14.5 km) runs around the lake. On the northern edge of the town spreads the wild Lake Wielimie, one of the largest in the region, valued by anglers. The neighbouring gmina Barwice already lies in the Pojezierze Drawskie lake district; further in that direction are the Drawski Park Krajobrazowy landscape park and Lake Drawsko, the second deepest in Poland (approx. 80 m).
