Each plot has a zoning decision (Polish 'warunki zabudowy', WZ) for a single-family house (decision of 29.12.2025). The plots range from 1 160 to 2 130 m² and together form a compact, irregular quadrilateral of approx. 83 × 87 m. To the north the complex adjoins a small forest, the eastern boundary is marked by a belt of trees, and fields and meadows stretch all around. An internal road runs along the western boundary and provides access to the plots.

Village and surroundings:

Sępolno Wielkie has approx. 350 inhabitants (2021 census) and together with Cybulin forms a village with its own council (sołectwo); in 1954-1957 it was the seat of a “gromada” (a small rural administrative unit of that period). The most valuable historic monument is the half-timbered church from 1685 with a late baroque interior, listed in the register of historic monuments together with its furnishings and surroundings; the main altar, the bell and eight baroque paintings on the organ gallery are protected separately. In the village grows the pedunculate oak “Pomorzanin”, a natural monument with a trunk circumference of 530 cm; there is a primary school, and fortifications of the Pomeranian Wall (Wał Pomorski) have survived in the area. Shopping and the municipal office are in Biały Bór, a hospital and secondary schools in Szczecinek.

Recreation:

The plots lie within the protected landscape area (Obszar Chronionego Krajobrazu) “Okolice Żydowo-Biały Bór” and in the Natura 2000 site Ostoja Drawska, which protects birds. Near Biały Bór, approx. 8 km from the plots, there are four lakes: Bielsko (268 ha, up to 23 m deep), Cieszęcino (102 ha, 50 m deep), Łobez and Ławiczka, and the town itself has a municipal beach. The municipality (gmina) has also marked out the Szlak Zapomnianych Fortyfikacji (Trail of Forgotten Fortifications). The nearest points on the sea are Mielno, approx. 79 km away, or Darłówko, approx. 82 km away.

What you can build:
