Description

Agricultural plot for sale, 17 718 m² (approx. 1.77 ha), in the village of Biała, 8 km from Biały Bór, in powiat szczecinecki (Szczecinek county), West Pomeranian Voivodeship, north-western Poland. A flat, grass-covered site of roughly triangular shape, with single trees and a long frontage along an asphalt road. All around is an open landscape of fields and meadows; the forest starts less than 200 m from the plot, and the village buildings can be seen a few hundred metres further on.

Location and access:

Biała lies directly on national road no. 20 (Stargard - Szczecinek - Gdynia). In Biały Bór, approx. 8 km from here, the DK20 crosses national road no. 25 towards Bydgoszcz, which gives convenient access both towards the coast and inland. Szczecinek, approx. 22 km away, has a bypass on the S11 expressway, which will ultimately lead to Koszalin. The nearest railway station, Biały Bór, lies on line no. 405 Piła - Ustka; regional trains stop there, running towards Szczecinek, Miastko and Słupsk, among other destinations. The plot itself adjoins the asphalt road directly with its long frontage.

Village and surroundings:

Biała is a small, quiet village whose origins go back to the pre-partition Polish-Lithuanian Commonwealth; until 1945 it was called Groß Wittfelde, and the preserved Protestant cemetery with cast-iron crosses is a reminder of that past. The area is agricultural and wooded: forests cover approx. 49% of the municipality and farmland approx. 39%. The landscape is open, with the turbines of a wind farm visible on the horizon. Everyday errands can be done in Biały Bór (the seat of the gmina, municipality), while fuller facilities, including the county hospital, a swimming pool and a cinema, are in Szczecinek.

Recreation:

Near Biały Bór the river Biała forms three lakes: Bielsko (approx. 260-270 ha, up to approx. 23 m deep), Łobez and Cieszęcino. On Lake Łobez (45.5 ha, with mostly wooded shores) there is a town beach with a pier, in summer a bathing area is sometimes designated, and a cycling path runs around the lake. Biały Bór also has a long equestrian tradition: the Stado Ogierów stud farm, founded in 1956, has hosted Polish championships and international eventing competitions (WKKW), and cycling, walking and horse-riding trails have been marked out in the municipality. In Szczecinek, set between lakes, there is a town park with a promenade on Lake Trzesiecko and a water-ski cable lift, one of the longest in Europe.
