Description

Agricultural plot for sale, 4 170 m², in the village of Piotrowice Małe, 8 km from Wąsosz, in gmina Jemielno (municipality), powiat górowski (Góra county), Lower Silesian Voivodeship, south-western Poland. A regular, elongated rectangle of arable field measuring approx. 39 × 112 m, surrounded by crops, with no buildings along its boundaries. To the north there is a belt of trees, and beyond it the road and the village buildings. The area is a quiet mosaic of fields, meadows and mid-field groves with forests on the horizon, within the Dolina Baryczy Protected Landscape Area (Obszar Chronionego Krajobrazu Dolina Baryczy).

Location and access:

An asphalt village road leads to the plot, the last stretch being an unpaved road running along the fields. Voivodeship roads no. 323 and no. 334 run through gmina Jemielno, and the nearest national road, DK36 towards Rawicz and Lubin, passes through Wąsosz, approx. 8 km and a dozen or so minutes by car away. The bridge over the Odra (Oder) on the DW323 route, opened in 2012, provides access from the municipality towards Rudna and Lubin. It is approx. 25 km to the county town of Góra and approx. 80 km to Wrocław. In 2023 the municipality signed a contract for the reconstruction and repair of municipal roads, including in Piotrowice Małe.

Village and surroundings:

Piotrowice Małe is a small village with its own council (sołectwo), with just over a hundred inhabitants: loose single-family development and farms among greenery, two ponds and, from its history, the ruins of a baroque manor house entered in the register of monuments. Gmina Jemielno is agricultural and forested in character and very sparsely populated, with approx. 23 people per km², several times less than the national average. In Jemielno, approx. 8 km away by road, there are a primary school with a gym and Orlik sports pitches, a kindergarten section, a library and a police station; primary health care is available in Jemielno and Wąsosz. Wąsosz is a small town and a local service centre with a school, a kindergarten and health centres. Full county facilities, including the county office and a general secondary school (liceum), are in Góra.

Recreation:

This is an area for those looking for quiet and nature. Practically the entire municipality lies within the Dolina Baryczy Protected Landscape Area, and forests, almost all of them managed by Lasy Państwowe (the State Forests), cover approx. 44% of its area. The Barycz flows approx. 6 km in a straight line from the plot and the Odra approx. 10 km; the embanked Odra valley with its oxbow lakes and meanders is the Natura 2000 site Łęgi Odrzańskie, a bird sanctuary stretching for more than 70 km along the river. Around the plot there are open views over the flat, in places gently undulating landscape of fields and groves.

Planning status:

This is agricultural land, currently used as an arable field. No zoning decision (Polish 'warunki zabudowy', WZ) has been issued for the plot. You can apply for a zoning decision yourself at the municipal office; the application may be submitted by anyone, not only by the owner of the land. The plot is suitable for crops, a meadow or an orchard; its regular shape and flat terrain make field work easier, and in the longer term, if a zoning decision is obtained, it may become a place for a homestead.
